it took just 3 days for the vendor to finish the work for the new car park.
now we r sending notice out to inform resident to reserve a lot if they interested, the registration will be open until 1pm of 15th August, then will draw lot at 7pm same day to determine the lot user.
(vendor manage to create abt 40 lots, the registration will be closed once the reservation reached 40, even it's b4 15th of august, detail of that pls wait for notice, it will be in letter form to all resident)
now we r finalizing some of the detail, such as sticker, tenure, layout, traffic flow, etc...most likely it will starts at 16th of august, with the rental for august RM25, then RM300 for next 6 mths in total.
RM15,000 spent for the project, if we manage to rent all the lot out, then total collection is RM325x40=RM13,000 to cover the expenses. then after 1st tenure which end at Feb'2010, the future collection will be income which will be used for management & maintenance of our common facilities.
some residents commented why we r so eager to make money here & there, like renting out car park, storage, recycle item...., hv no choice, even with full collection RM27500, it just enough to cover the regular expenditure like security(6200), cleaner(4000), TNB(6800), PBA(1000), lift service(1400), genset/electrical(300), pest control(300), management service(5300)etc, it then left abt RM2000 for contingency repair, and the fact is full collection is not happening now, but abt 85% of resident r paying faithfully until June, we really need to generate income to sustain the business.

For my personal review on the security and cleaner change is slight on higher side. Hope that yours can restudy and review again for the charge. That may help to reduce the total managemnet cost.

Can I suggest, for those permanent residents who wish 2 rent the parking lots, any discount on the rental .As u know, most of the residents here are “cari makan,bkn orang kaya”,hah….macam mana…..hek..hek..JMB big boss,think about it la…Aiyoooo,,,I m staying here since 1997 n I hv already paid maintenance fee 14400++,,(takda hutang)..macam mana,big boss,any discount on the rental 4

Mr Cheng, bravo to you & your team's good work. Fair enough, that JMB should have extra cash for contingency repair. As long as you report your usage in the Profit & Loss transparently, I have no qualms about that.
Yes, reduction in some overhead expenses is definitely good. Then we should have a meeting over this lor.
Now, I too, have apply for this car park rental and would be most glad to have one. But I always believe you should only give this tenure to resident who paid their maintenance fee monthly. Put it this way, you have to start this record clean, implement, upkeep & monitor it well before some smart soul start bending it.
After the car park issue, I guess you have others too, to handle like ensuring our corridor are free of debris & unsightly furniture, used items, stray cats, motorcycles on certain floors etc.
It looks like a tall order, but I am sure JMB can do it. Already I see a difference now, namely the swimming pool is cleaner. Users are wearing the correct attire before jumping into the pool & in a little way, this has help to make the pool cleaner longer before the next upkeep.

There got 1 car, Proton Iswara with no reg. PDQ6228 at parking lot no 149 already park for a few days without moving.
This car was not parking properly inside border cause trouble to others (due to his parking lot is in centre area)
I see for sticker. It have sticker with no mention the parking lot & car reg. no. Thru vision, the sticker is in bad caondition- i think it frequenly remove out.
Is good for make side income for Vista condo management. RM50 permonth is fair enough i think.
The logical is, You able to buy 2 cars, then RM50 is small for you.
Reallity, i dont know.
If i have 2 cars, i will rent it for sure!
This is not related with maintenance fee. This is EXTRA choice or OPTIONAL for others.

Simple solution - Don't rent. Save RM50/mth and walk. Buang kalori skit.

the dual purpose of the new parking area,
1) to generate income for our building maintenance fund.
2) to provide more parking space for residents as roadside parking space will be harder to get, especially the new houses opposite Vista r abt to complete now, more competition!
it's really up to residents to take up a lot or not. abt RM50, i can't say it's cheap, but it's not expensive either, reasonable lah...
right, only resident w/o outstanding SC will get a lot, can't plan any discount now, let's see how the things go first.
i'm a bit sad, just 35 lots, but not 40 lots, coz need space for cars to turn & move, ok lah, 35 lots not bad too...
