general updates....

few matters like to bring to residents' attention...

1) swimming pool water has been cleaned, but after 1 week's chemical cleaning, we need to send the water sample for lab testing to make sure the pH is safe, so now waiting for the report from the lab, it may take few more days, so residents pls be patient.

2) we have arranged for the trees next to the rental parking to be trimmed, this is to prevent the possibly damage to the cars which have been parked there, it cost us abt RM1800, but we see this as part of investment, as we have collected abt RM2000 per month for the rental, and starting this year, this money will be kept under "vista new fund" account for the purposes of lift upgrade, water tank lining replacement & painting the common wall.

3) after those big expenses toward the end of yr2012, namely TNB deposit, blk k water pump, bomba facility, etc, our management fund ran a bit dry, but thank God, this month we saw some good collections & not much major expenses, as the result, the figure looks much better now, as we always like to keep at least 10K in the bank for the real emergency situation.

4) from now on, the office & guard house will be using different telephone line, we encourage residents to communicate with them as soon as notice something funny, especially now as crime rate is getting higher, everyday can read from paper abt robbery, snatch theft, etc, happened so often, scary....., trust that everyone have heard abt the missing & murdered child William Yau Zhen Zhong, sad news....., oh ya, the phone number for office is 019-5730637 & guard house is 017-4290637.

5) abt the T&G cards registration, the office will extend the working until 8pm on the coming Tuesday & Wednesday to make it easier for residents to get it done, but if you really can't make it, pls do call them at the number mentioned above to register your card.

on the vandalism, updates

after a week's investigation, checking CCTV, interview residents & guards, viewing the site & the material found there, we zoomed into few individual who we thought have some connection with this vandalism.

police report was made on the same day the incident took place, but without any suspect as we had not view the CCTV yet, then we were told to contact the IO (investigating officer) once we found new proof or suspected person, which we did after our own investigation.

the few suspect we zoomed in are the tenants in blk k, ironically, they are not foreigners but locals. (we always thought foreigners are troublemaker but interestingly those foreigner stay here seems behave better than local tenants, especially if guard or supervisor have corrected them over some of the matters)

we were advised by the IO to discuss with those peoples we suspect got connection with this case, so far sit down with a few, they were called because their faces appeared in the lobby & lift CCTV video clip in between 2am & 6am where vandalism happened, but strangely the prime suspect who was recorded sabotaging the notice board & rubbish bin didn't show up in the meeting, this make us all the more speculative of his involvement in throwing the paint into the pool & plant to the ground floor, both plant & paint are from the one of the low-middle floor at blk k, which some residents & vendors can testify that.

anyhow, we will enlarge his picture & print the much clearer one to check with his friends, and if he still hide himself up & refuse to turn in, then we have no choice but to hand over the whole thing to the IO, as he has mentioned if we can't get the agreement from the suspect (such as compensation) then he has to step in.

what happen if the proof turn over to IO? not sure, if they also found strong connection & decide to go after the suspect, consequence can be serious too..., hope this guy will show up soon, for management side, we just wish can get the compensation for the thorough cleaning of the pool & pump/filter service (as paint had gone into the system), but we also like to ensure our residents that we will only re-open the pool after the lab test result on the water quality is convincing.

brainless act of vandalism!!

this morning we were shocked by the mess we found at the blk k ground floor lift lobby & the nearby area, rubbish everywhere, look like someone took the rubbish out from the dust bin & threw it on the floor, and even tear down some notices from the notice board.

later on even the bigger the shocker we encountered, pool cleaner found few half filled tin of paint in the pool, and white color oily powder at the pool side near to blk k middle staircase!!!

(needless to say, pool need to be closed for few days for thorough clean up,to make sure it's safe for residents to use)

the first report reached us abt 7am, and later on when guard, cleaner & supervisor went & check, the paint was not completely dry yet, so we thought it happened just few hours ago....

supervisor was asked to make a police report abt this vandalism act, bosses of guard company & management also came in to view it, some residents approached the office saying actually heard noise in between 2am to 5am, from blk k, middle floors.

now the management is waiting for the police to come over for investigation, MC will check the cctv this afternoon or evening as most of us are working now on Saturday, (i am writing this from my office computer) will pass the video clip to police, will ask our peoples who got good connection with police to get them to act quickly, if we are allowed then will paste their photo in the notice board.

kang tao? sorry ah....!

on & off we do have peoples come to us to ask for "kang tao", in another words, to pass them some vista projects, it can be short term (one off) stuff like plumbing jobs, or electrical repair, or longer term like to take over security job, even management or cleaning...

these peoples can be outsider contractors, or even our own residents, so when they approached us for "kang tao", some just want to know what are the project available & they send proposal for us to consider, but also some expect us to bypass all these steps & just pass them the projects straight away.

most of the cases we didn't go ahead with them, as we consider at the moment we do have a group of vendors who give reasonable quality of service (with regards to their fee), and other factors like payment term & "after sales service".

(but before we ended up having these group of vendors to serve us now, we did try many other vendors, after compare their quality/price/service/credit term, we finally got these peoples to be vista vendors, they are not perfect but still ok lah...)

for examples, the plumber who also blk j resident, some peoples asked why he always got chance to repair our common piping? simple, his price is not higher than market price, but his credit term can be as long as 6 months (if needed), he can even attend to the request at midnight (again if it's needed), another advantage is after he fix the part, we still can get him to do warranty repair as he also stay here, cannot run away... :)

few vendors tried to get plumbing jobs here but after we ask them can they provide same kind of service, hehehe! they said you better stick to your existing vendor la...

electrical contractor also the same, even though can't drag payment to that far, but many time we called him at late night hour to fix the current supply problem, he came quickly (as he is from Sg Ara) & get the things done without additional charge, better still his monthly charge is cheaper than other electrician.

other vendors like lift, guard, management, cctv, T&G barrier..., do have their strength which we would like to stick to them at the moment, of course they are not perfect,but then as we weigh their strength vs weaknesses, we thought it's still worthwhile to have them around.

we did hear peoples say, well, MC don't want to change new vendors because these peoples already give them "kang tao", or bribe, our answer is, we can't satisfy this kind of peoples who like to say things like this, all we can say is, God knows if MC take bribe or not...

so sorry ah, no kang tao, hope they can understand.
