new & on-going projects

residents can see some mess at the entrance of swimming pool, yeah, we r moving some soil to level (as much as possible) the floor near the pool, then will plant some grass to hold firm the soil so that it would not be carried away by water, it's part of landscape project we r doing now.

someone suggested to make use of the plants which have been taken from the common staircase & placed at the foyer now, just to arrange nicely & leave them there. for this we are asking the person who is helping us doing the landscaping to study, if the idea work out well, then it will save us some money, coz we initially wanted to plant Japanese rose there.

main entrance, behind the guard house, where the words "vista condominium" displayed, also at the moment undergo some beautification, some green plants have been moved there, will need gardener to water it consistently coz it looks a bit "pale" this morning, sorry for the vista name have been missing for quite awhile, will put it back soon.

major one, new parking area, work will be commenced on 27/7, monday. hopefully can create abt 30 lots there, the project will take one week to complete, will inform residents to come to office to draw lot, rental is RM50 per mth, 6 months rental payment in advanve.

important but not visible one, generator testing & switch board service, our generator has been repaired but not yet been tested in the full capacity, we have contacted the electrician & will choose a day to simulate the "black-out" situation to find out if the generator will really work, will inform resident for that.

oh, yeah, recycle project, residents can notice 3 bins hv placed at the foyer, these bins were suppose to be placed somewhere else, but at the moment still can't find the ideal location, but we got the pleasant surprise when we saw the bin for the paper is almost full after 4 days, some residents told us if our recycle project responded well by this community, monthly income can reach few hundred, wow!

我要投诉我们家主人房的厕所漏水了将近1年都没人理,向旧管理层到现在新的管理层投诉都无效,你们只派人来“看看”,但都没有进一步的行动,做表面工夫而已!
主人房的厕所漏水而导致天花板已全部坏了,连油漆也掉下来了,而且水印好象“钟乳石”一样一条一条的悬挂在墙上!!!另外还要用几个桶盛水。你们的人来看了说:哇,很严重啊!光说不做!!
现在连客厅那边的厕所也漏水了,整个墙壁变黄变黑,还漏到去小房间里,小房的墙壁也变黄变黑!看了多可怕,最可怕的是,如果有一天中到墙壁内的电线而走电,那有多危险啊!
我们找楼上的住户谈,但他说他只是租屋的,其他的他不知道,他还说他习惯用浴缸盛水冲凉!把浴缸当成盛水盆来用,第一次听到!
我想问管理层我们到底应该怎么做,你们是否能帮到我们?
我们从来没欠管理费啊,还一次过预费整年呢,是否管理层能重视这个问题?
希望你们能尽快彩取行动帮帮我们,谢谢!

i can read chinese, but i'm sorry i haven't master how to type chinese character, so as now i can only reply u in english, hope that u don't mind....

the best thing we can do in ur case is to be a mediator, coz we can't instruct ur upstair neighbor to fix the problem even though is really his responsibility to do that.

we will get the building supervisor to arrange the appointment with the landlord & convince him that it's his job to fix the leak, as we hv successfully settled 1 similar case at block-J 5th floor & 6th floor.

(if he still not willing to cooperate, the other option will be legal action, hope that we don't hv to take that path)

can u pls drop by the management office again & report the case, ask the staff to call me on the spot, then i'll instruct them to take immediate action.

Hi all...do ur REALLY think that this all r the upstair responsibility to do that ? if the guy at upstair without doing any renovation at the floor n how it can be leaking ? BUT if all ppl want 2 settle the issue like that, the beter way r both of them need 2 sit down 2 discuss,cos this releated 2 MONEY.....
4 example if 4u,ur home did not leak do u want 2 pay > RM3K 2 do it n just 4 the downstair guy ? If ur orang kaya i'm oso think he/she will not pay it alone...be understanding cos at our VISTA almost all the ppl r cari makan 1..not a org kaya.......as i'm know in this case legal action not easy 2 be taken...unless the upstair got renovation the toilet floor...but this need take long time,maybe can but maybe oso can not make it...so 4 this cases i'm suggest if ur really want 2 settle the issue the better way r share the cost.....then the issue automatically solve r my right ?

thanks for feedback.

we also come to know few cases in the past that both parties shared cost, it's wonderful to see neighborhood spirit & tolerance been displayed in the situation.

as i said we would not encourage legal action, unless it's REALLY needed.

the logic behind why upstair is responsible, coz the leak is due to the upstair piping problem, the water flow thru the cement ceiling, & effected the downstair folks. (my own view is, at Vista Condo, no cement ceiling is strong enough to block the water if there's size-able crack at the conceal pipe, even there's no renovation)

well, at the end of the day, it's really depend on both parties, we only can try our best to sit both parties down, help them to get the solution to get the problem fixed.
