new parking lot soon!

new parking lot at the grassy area at the end of swimming pool, near block K.

we plan to start the work (chopping trees, leveling, tarring, etc) at the final week of July, perhaps 27/7/09, it will take abt 1 week to complete the job.

notice the 2 trees there? we will not be able to chop the big one, coz according to rules, tree with diameter >0.8m should not be chopped, even on the private land. well, good to keep it too, it will provide some shade for new parking area.

estimated 30 lot will be built there, we will rent it out at RM50 per month, the tenure will be 6 mths, payment in advance. It should start at beginning of august.

estimated cost is abt RM12000 to RM15000, but not RM10000 as mentioned in AGM, one vendor actually committed to do it at RM10k, but later on found out he has done the wrong calculation, sigh!

we will put up the notice soon abt drawing lot, got to be fair so that everyone got equal chance to rent a lot there, most likely at the july we will invite resident to come to office to draw lot.

how abt the lot at our car park which have not been claimed by resident? we wil decide on it together with resident in next EGM.

It looks like you take great pleasure
in chopping down trees. But when are you going to start painting the building. It is in a deplorable state. As well as the floors and drains. Don't you think detergents should be used to clean the very dirty looking floor and drains.The bins in the foyer, don't you think they
should be relocated to another suitable place

guess u did not attend the AGM, we took a great length to explain to residents that we need the sinking fund (abt RM370K) to paint our building, we need to form MC (management corporation) in order for the developer to transfer the sinking fund to us. &, we need 25% of parcel owner (which is 70 unit) to apply for their strata title for the MC to be formed. At the moment we estimate abt 30 unit have got their strata title. may i also encourage u to apply for ur unit?

nobody will be delightful for trees to be chopped, trust u know the condition of the trees. termites, wall crack, falling branches...etc.

will bring ur suggestion to the committee member who in-charge of housekeeping, thanks for the suggestion.

u r right, the bins r not meant to be placed there, even the color will be painted differently too. give the person in-charge few more days to relocate the bins, trust that he has some better place in mind.

hi bro..do ur notices that our VISTA Condom name r missing long time ago ? thats name at the outside wall 1 ...y not ur paint 1st 4 the outside wall 1 ? i'm think the wall < 5 meter long right ? by the way do ur close the swimming pool ?

sori for the slow action for that, we r doing some beautification works at d wall, few more days we will put back the Vista name.

Swimming pool still can be used, u can enter thru' main gate or side gate. Soil r used to patch some of the big holes at the pool side, then later on grass will be planted to hold the soil so that it will not be washed away by water.

Great to know there will be some parking space available for rental. Now, Mr Cheng, are you going to do it by the rules that the potential parking tenant must have his/her unit monthly service promptly paid before a rental is given out? I hope you do. Next, I noticed some cars having their parking sticker without car registration number or the car lot number, parking around everywhere. It is totally blank at the required box, where marker markings should be. It is not worn out, after all, it is only a month old mah. Now, is there a leakage in the control of stickers or fraud issue here?

u r right, resident who wish to rent a lot must 1st clear their service charge, we offer 6 mths tenure, RM50 per mth, which mean they got to pay RM300 up front after confirm their parking lot, we will inform resident to draw lot soon.

we caught few residents using fake sticker, include the blank one. warning given, shall they repeat it their vehicle will be barred from entry. (security guards r still checking on the fake sticker)

we did issue some stickers with car number only, we can't put the lot# coz these cars (more than 10) were w/o permanent lot, they were told by previous management to park their vehicle under the 2 big trees, so now we r assigning them parking lot which we r sure no1 else is using.

Yes.. I do also notice that lots of car stickers w/o registration no# ,even some cars w/o sticker also parked around the compound..wat's ur action taken against all this car owner..thxs.

pls do me a favor, write down their car# & lot# which the car is (r) parked, we wil fine security company RM20 for each car w/o sticker. yesterday we just fined them for an outsider vehicle parked near block-j, so far total is RM80, we should hv fine them much more than this, but our struggle is all the committee r working during day, by the time we go home we don't hv time (or energy) to do spot check...

so, pls send the info when u spot these vehicle again.

Listed below are:-car owners with 2 cars sharing 1 sticker,they switch the sticker in between their cars in order to get the 2nd car in (PFB6773-kelisa n PEU9217-kancil).Wat happen 2 tis car PDR3053,sticker without car registration no# n owner hv 2 cars parked inside ( 2nd car-tow vehicle)as i know the car owner hv very good relationship wit 1 of the security guard n JMB committee member here..pls investigate on tis issue.Furthermore,thre's car w/o sticker still parked around the compound :--PEX8633,ADW929...im sure thre's few more...Pls check on tis 2 car also:-- BHT8275 and PEP7362, tis 2 car sticker registration no# only written wit ball pen (looks funny)as i know all registered car sticker shd be written in marker pen,,right??1 more suspected car w/o sticker PEW2993(owner hv 2 cars parked inside)...the car windscreen always cover up wit brown paper board??hiding something on behind?????These are few cases i listed out..im sure thre's few more incident??pls seriously look into this...thxs..

thanks for quick action, i hv printed ur comment, will pass to our committee member who in-charge of security & sticker this late afternoon, will get him to check all cases reported, if security guard's fault then will fine accordingly, for fake sticker case then warning notice will be served, give me few days i will update u on the outcome under this article.

this is to answer some of the question concerning the suspicious car & sticker, after consulted the committee member,

PEW2993, owner from J 8th floor, this is 2nd car, he rents the lot from his neighbor at RM 30/mth, his wind screen was hit by falling stone abt 1 mth ago, after he changed it, he cover with the brown card paper, unfortunately last week same incident repeated, bigger stone, now he runs out of money to repair again, we advice him to park somewhere else.

BHT8275 & PEP7362, mistake of office staff to use ball pen to write on the sticker, should not happen again.

PEX8633 & ADW929, owner don't feel secure to keep sticker in the car, i don't know why? but the guard know the car owner so they r monitoring them if they drive another car in.

PFB6773 was found switching sticker with PDN6826, husband & wife, we hv told them to choose 1 car only to use the lot, guards r observing them too.

Tow truck guy get the sticker from his friend at K 14th floor, so he got his 2 vehicles in, according to my committee both sticker r registered & filled properly, i hope so...as i haven't check it personally.
