RM50 for the lost car sticker replacement, expensive, uh?
i myself felt that, yes, too expensive, painful for residents.
we discussed abt that in committee meeting, finding is, we need to charge that much for good reason.
i must say compare to other housing projects nearby, Vista residents behave much better, serious, u can check around & wil come back agree with me.
but still some precaution needed for car sticker, especially if any1 trying to manipulate the system.
say, i hv 2 cars, wish to park both in Vista compound. so after i took my car sticker, but still thinking how to get another car to come in.
easy, i just need to declare my sticker lost, the management wil charge me RM3 for another sticker, then i wil hv 2 sticker now for 2 cars.
as Vista hv abt 280 cars in the parking area, i wil hv good chance that the management & security guard would not detect it...
just spent RM3 extra to get 2 cars parked in Vista, why not? i even willing to spend RM30 for that!
now u can see the reason for RM50, we want to discourage any1 from trying to cheat the management for the 2nd sticker.
my next question to u, if the sticker is placed properly at the wind screen, how can it be lost?

FYI.. bike sticker senang dicuri sebab ia lekat pada bahagian luar, jika bike sticker hilang (kena curi).bayaran sepatut FOC ??
saya juga notice that banyak motorbike masuk vista relau tanpa sticker &
security guard pun buat tak tau & tak ambil tindakan juga?..

we haven't decide on the motorbike sticker replacement coz as Aishah says, it's too easy to be stolen, but we definitely need to address the issue in our next committee meeting on wednesday.
yes i agree with u that some motorbikes come in w/o sticker, most of them r tenants but their can't take sticker coz their landlords don't want to pay service charge, so they hv became the victims of their landlord's irresponsible attitude.
we do sympathize them, so we hv told the guards to give them until this weekend, but from next monday onward, they need to stop these motorbike, by then if they still let these motorbike come in, we will fine the security company RM10 per bike. (as we r doing it now for the car, the fine is RM20)

Theory:
We have car parking lot number system and the car owner cannot park 2 cars in one parking lot so their need to park 2nd car outside.
Reality:
Human not 100% follow the theory event thier know the fact! The car owner (2 cars) will park at empty slot parking or others open space that not provided.
Trick:
If I've 2 cars and wanna to bring it inside, then just parking 1st cart first then take out car sticker and going take another car to bring it inside, find empty space & park it.
I'm also able to report to management that my car sticker lost with whatever reason (etc, cleaning at carwash, put sticker at outside window etc).. this event is rare, but belive it.
After that I'll claim new sticker for 2nd car. RM50 for the lost car sticker fine is no problem because one time paid and i can park it inside.
Efectivity:
Fine RM50 fo replace lost sticker is not efective way to prevent someone to bring 2nd car for park it inside due to trick that i'm mention above.
Action:
One of the reason the prohibiter parking dare to park 2nd car inside because actionless (or unefective action) to that car owner event we know the location.
Suggestion:
1- Made easy voidable sticker to stick at car side windows for prohibit parking. This sticker is hard to remove & spent long long time- just like my previous company do it and it very efective.
2-You side know where is empty lot parking list (include unpaid maintenance list) and there should be "empty". You can mark with something or put SOME BLOCK to prevent others cars park there.
For empty space (grass area) should be put some permanent block or whatever to prevent anybody drive car inside.
If this able to do, no more prohibit parking, because others space is own by active owner & thier will complaint if some one try to park at their lot.
So, RM50 fine for car lost sticker is no more. So we can reduce it to lower posible, i'm suggest RM10 for fine instead RM3 for 1st sticker.

Hi all VISTA resident & JMB member,
Actually all of us need to cooperated.This VISTA are below to us.NOT only belong to somebody or belong to JMB. Are my right ? If without us support all the thing will became unsuccessful.So we need to follow the rules,but as we know NOT all the human will be prefect.Then for this time be the guard need to take more seriously on the incoming car by checking the sticker and the car plate number,cos all the car number are been register.If got any car got sticker BUT NOT register inside the list then SHOULD NOT be enter inside our car pack area.This can do it same like motorbike.But the guard can do it or not ?? Because the JMB can pass the master copy list to the guard for the referenced.Maybe this will be take few minutes to let the car enter,but this are good for just only saw the sticker then let the car packing inside. Right ?
Lastly I'm NOT understand WHY the car sticker can be lossssssssssssssssssssss ??????

thanks for all the feedback & opinion, we r glad to see more residents participate in discussion & suggestion in different area. this simply means that our residents care for what's happening in Vista, it's definitely a good sign!
those things u guys write here wil be brought to JMB committee meeting for review, we can't promise all the suggestion by u guys will be implemented, but good & practical 1 will be taken into consideration for the benefit of Vista residents.
we also understand that there's no perfect system to fit everybody's need, we only can promise those decisions made are for common good, which mean sometime individual may need to sacrifice for the benefit of Vista residents at large.

- Just because it lost... by accidently.. not by dramatic.
-The thing is able to stick & remove easily.. so it got chance to lost in some situation.
-U will see when the time is pass, and may be u think that people is lie to get new sticker, and from there, they will angry and make every move to make your side believe it. This is what it happen to me and i feel RM50 is too much.
-Actually only certain people from Vista Condo able to visit this side due to they dont hv internet connection. So from here you cannot make any decission here- just oppinion or suggestion. I believe.
-Yes, we have follow rule. BUT MAKE IT FAIR RULE TO RESIDENT.
-If rule vote be all resident here, I'm belive, the majority will agree with me. Or your side may ignore it?

just like to take this opportunity to promote next EGM, should be happening in 2 months' time, those who attended last AGM & EGM will remember the good time of discussion, how JMB didn't make decision but residents were the 1 who voice out their opinion & decide on various matter by voting - swimming pool rules, sticker, maintenance fee, removing the fence, etc. the only thing can't be observed is the cutting of tree, coz the root has damaged the wall & termite had made the tree fragile, for safety concern we got to chop them.
those who attended understood that now the priority r solve car park problem, service charge collection to sustain the operation, the sinking fund (abt RM370K) which we need residents to collect the strata title, when we hv enough number of residents with strata title then developer hv to transfer the money to us, so we can paint our building & do major repair for the lifts.
those who attended know that now residents need to work as team to face the challenges, we can't afford to hv in-fighting, coz it will bring harm to the effort of making Vista a better place. we r encouraged coz many residents catch the vision & doing their part.
we do allow different opinions to be voiced coz we understand that some of the idea will bring great benefit to peoples here. Vista residents need to stay as 1 force to face challenge, simple as this. united we prevail, divided we fall.
we hv good group of residents attended last 2 EGM & AGM, together with those came late (w/o register), the crowd were much more 70 parcel owner as registered in the minute of meeting, so this time, we will like more residents to come & participate in discussion, after all, to improve the condition here is everybody's business, & of course, the reward will be enjoyed by all too.

I agree that motorbike sticker can be easy lost or damage. But for the car, do you think that is possible? Unless car window is breaking by somebody. If they breaking the car window, your lost not only for car sticker, may more than that. And you should make police report. With the police report. My comment JMB need to consider not to charge or reduce the charge.
The security guard need to do their job, 100% check car and motorbike when enter Vista Condo property with reference the master copy list that provided by management with the lot register no. and car no. The security guard always should have 2 people in guard house unless they go for checking. I think if the guard making their job, many issue from here can be solve.
Finally, if do everything is fair and follow the rule. The voice of complaint should be reduce.
JMB already do a good job, please continuous do your best. I support yours all.
