when police report is needed...

yesterday morning the guard pass me a police report, his supervisor just lodged a police report a night before, concerning an incident happened last week.

to get police involve in our matter is really the last resort, if have choice we would not like to advice the security to do it, but also many occasion we still need to ask them to go ahead.

so far the cases involved police's help, lift part stolen & sabotage, ppl making excessive noise past 12 midnight, blk k student playing fire cracker at 1am, youngster taking ganja at staircase area, robbery cases...

(most of these happened in 2010, this year much more peaceful!)

recent one is abt car park/T&G barrier...., where ppl w/o valid card insist want to come in, & the person already has one car at his lot, but wanted to send in another car, guard hv no choice but to stop him at the entrance, then situation turned ugly, due to the seriousness of the matter, police report lodged by his supervisor.

not sure what's the police dept going to do with this case, from the report passed to me, if they really want to take action, can be quite serious one...

sigh....., like to give some little advice to our ppl, pls do not challenge the guard's authority, they receive salary to do their job, they are not perfect, sometime make mistake too, hearing from them their biggest problem working here is small group of residents like to violate the rules, once guards try to stop them, they put up the strong front...but thank God, just a small group of them.

like appeal to them, pls pity the guards...

CCTV for every floor?

hearing from more & more residents to install CCTV at every floor, few ways we can look into to get it done.

4 camera at each floor should be good enough, ie, 1 camera to cover unit 1&2, 1 for unit 3&4, then 5&6, 7&8.

as our finance is getting better, i guess for the sponsoring (from the management account) the DVR is achievable, then residents will need to bear the cost for the camera & wiring. Ranging from RM350 to RM450 depending on the type of camera. (the cost can be shared by neighboring resident, eg, unit 3&4)

the 16 channel DVR (which can support 16 camera) cost abt RM3500, it's after special discount if go by quantity, which mean blk J need 4 set & blk K 5 set, total 9 set or RM31500, which consider something affordable according to our cashflow projection of 2nd half of yr2011.

we can go by stages, instead of installing 9 set in one time, we will check how many residents ready for this, for eg, if 30 residents of blk j & 40 resident of blk k want to do it, then we just need to purchase 5 set of DVR 1st, so it won't create huge financial burden.

this just my opinion & idea of how to get it done, residents' suggestion is always welcome, the most important is to get the best solution for the benefit of our Vista residents, so pls contribute ur ideas...., when we see enough response we will call EGM for residents to vote for this, as project cost RM10K or above need EGM approval as per last AGM's decision.

our peoples' money matter

i must say most of our residents are very understanding & cooperative, in fact quite high percentage of peoples here are willing to flow along with rules, regulation & policy for sake of the community in Vista.

few ways we can determine how cooperative are our ppl, but the most practical 1 is from the service charge collection, generally it's safe to say that if collection rate is high, then u will have a good number of ppl who understand that their money is needed for sustaining the smooth operation of management & upkeeping of facilities, & for our case, it's quite good, as u can see from the monthly account at the notice board by the 2nd week of following month.

anyhow, we also have abt 20% of resident who are not in this category, some of them do not pay promptly as they are not staying here, they will only make payment when r back to clean their unit, or short stay for those who resides outstation, normally they will pay yearly or half yearly, worst case 2 years, so far.

another group, staying here, but not paying...., it's biggest challenge for us, as we also need them to pay or else we face bigger difficulty to upgrade our facilities as we set the target to make Vista a high class building in 2013.

some method have been deployed to get them to pay, T&G system managed to get some of them to pay, but still some choose not to send their car in, or don't have car, & their debt built up as time pass, today we hv abt 45K to 50K in total.

as committee & also their fellow residents in Vista, we do struggle in this area, to take legal action against them will be able to get them to pay (in fact we have all the documents almost ready to be sent out by lawyer, then follow by court proceeding if they still refuse to pay), but relationship will be at stake, but if we don't do so, then it's not fair for those who are paying faithfully....

sigh! no choice, still got to do it, very soon...

so pls help to pass the words around, & if u know them, advice them to pay, so we won't lose a few friends.

Vista the Real Condo

i share with the JMB members let's make Vista a high class building in yr2013...

or in other words, a real condominium...

at the moment, honestly speaking, still fall short in many areas, due to lack of good care for many years, but we also see many things turned around in past 2 years, well, rooms for improvement are plenty, though.

no need to repeat those areas which we have seen improvement, least will be branded as boastful, rather to talk abt what should we do in order to make Vista a real Condo..

security guard doing jz OK, but still too relax in monitoring the incoming vehicle & outsider, we plan to replace them in near future, interview oredi done, now finalizing the matter, new vendor should be better in this area.

office staff also doing OK, the clerk has good quality, but supervisor need to be more diligent to complete the maintenance request action, will keep monitoring his performance, at the moment still a weak link if we would to set a "condo standard" in regard of this area.

2 cleaners doing reasonably good, plan to hire 1 more jz to sweep or mop the floor, hopefully can get it happen 2nd half of this year, depending on the finance.

lift, electrical & plumbing vendors have reasonably good respond time when we need them, now we are talking to them to upgrade various facilities, inline with our vision of making vista a better place for living. (tagline, Vista the Real Condo)

these all need finance, but we are confident that we have enough $$ for doing these all, at the moment average service charge collected per month abt 22K, if we tighten the control at the entry point (100% control only valid T&G card can enter) we can hit 24K, now we are spending abt 20K per month inclusive of general maintenance, which mean we still have extra 4K to do various upgrade, also don't forget that outstanding by defaulters at the moment abt 60K, very soon the legal notice will reach them, then we can expect abt 45K repayment, then more upgrade & beautification can be carried out.

so, future looks bright, "Vista the Real Condo" is a attainable dream....
