brief report on meeting with EXCO member

few of us managed to meet up with EXCO for housing matters, YB Jagdeep Singh on Wednesday, at his office at Komtar 53rd floor, mainly for building repainting.

well, didn't see much breakthrough as he insisted that the state government only will help those "government-built apartments" to repaint their building, as for Vista Condo, this financial aid will not be available as we are "private apartment" :(

and, instead, he ask us to write to "HAPPY" program, under this program, successful applicant will get federal gov't to pay 80% of the repainting cost, another 20% will be absorbed by state gov't, and so far out of nearby 100 applications from Penang for past few years, only one application be approved, but anyhow we will try.

so now we would not push hard for state gov't to help for repainting unless if any resident got very strong connection with them & strong reason to do it, but now the other 2 option will be sinking fund & long repayment.

we did mention to YB abt our sinking fund, as now we have managed to obtain the court order for developer to pay but they managed to find loophole not to pay us, YB willing to help on the matter, asking us to arrange the appointment for him to meet up with our lawyer, to our pleasant surprise actually they both worked under the same company before, know each other quite well, so now we try to fix the appointment for them to discuss on our court case, hopefully get recover our money soon.

so if there's any nice thing happened during our meeting on the Wednesday, it was not so much much on repainting, but perhaps through his help, our sinking fund will be recovered soon :)

no water supply Saturday morning!!!!

blk k residents wake up & shocked to find out the water supply was cut completely this morning, abt 6.30am.

we were informed of the incident at abt 7am, Deva the committee member went & check at pump room, found out no power at the control panel (which responsible to supply power to the pump), so he went the switch room to reset the MCB, but failed as saw spark too.

so we felt that it has something to do with electrical problem, we immediately rang up our electrician Mr Lee, he came 30 min later (by then a lot of blk k already woke up & complain to guard abt the problem), after he checked, it's confirmed that one of the main component MCCB already spoiled, but as he doesn't have the part with so he need to get it from somewhere, together with other necessary tools as well, so he came back at abt 9.30am & the pump were up again at abt 10am.

we have no complaint as it has been rectify in abt 3 hours, but of course we need to learn from this incident, one resident suggested install an alarm outside pump room to detect problem like this, which we thought it's good, so we will get vendor to install one.

few residents called & yelling, asking why nobody know that the pump had not been working for few days, (it take abt 3 days to finish all the water at the water tank of blk k rooftop if pump didn't send water up there), but when ask them have they recently noticed that the water turned yellowish (it's a sign of water level is low at water tank) almost all of them said yes, so we asked them again have they informed committee or office abt this, they said no....

if we know early abt the problem then we should be able to get the MCCB replace, and what happened this morning most likely can be avoided, so we will like to urge our residents to inform office or email us quickly if found any abnormality, thanks.

repainting of blk J & K this year, is it possible?

while we are still waiting for the blk k lifts to be upgraded, which the state gov't will absorbed 80% of the cost involved, we are also impatiently looking into the options of repainting of blk J and blk K.

our target time is this year, well, it's a mission "almost" impossible :)

but as has been said earlier, we are a bit impatient...., so let's give it a try and perhaps by God's help again, we can see something happen.

sinking fund will not be the sure bet, but hopefully we don't need to wait long, anyhow we can't rely on it if we seriously want to paint the building this year.

another option is get a kind vendor (will need to get residents help to recommend if you know of any) who willing to let us to have VERY LONG repayment term, if go by RM4000 or RM5000 per month & total cost is RM350K, then will take abt 6 to 8 years, which is something achievable for us, anyone can recommend?

but the more pratical option, which we have started to work on it, ie to write to state gov't for help again, either 80%/20% or best they pay all, early this week we have snapped some photos of our building, especially those areas where the paint faded badly, put together with email & sent it to the new EXCO member who in charge of housing matters YB Jagdeep Singh Deo, now still waiting for his reply for meeting with him to discuss further.

but while waiting for EXCO's reply, we also have talked to a blk j resident (she holds high post in state secretary dept), for which we hope she will help us to arrange a meeting with EXCO soon, in fact she is one of the residents who has pushed us much for the building repainting, so now she got to do her part as well.... ;)

last night got another good news, it seems some blk k residents also friend of the new EXCO, still remember last year YB Karpal Singh visited a Hindu temple function in Vista? our blk k residents who organized the function know both YB Karpal Singh & YB Jagdeep Singh quite well (they are father & son, just for info), so we also get help from this blk k resident to talk to new EXCO member for our building repainting.

we welcome residents to share with us if got other suggestions, early on someone said can recommend a paint vendor to paint both blocks free for us, but must put their brand or logo to help them for advertising purpose, but already quite a while still no further news from him....

general updates as per 11/5/13....

few things to brief our beloved residents...

1) election has over, but still many are soaking in the election fever... ;) for us in Vista Condo, the result of GE do affect us a bit, well PR continue to be state gov't means we still have good support from them for common property management matters, especially YB Yeoh Soon Hin as we know him a person who is quite helpful. But the bad news is the the EXCO member YB Wong Hon Wai who has has helped us to get the fund for our blk K lift upgrade is no more an EXCO member, sad......:( because we have established good relationship with him, so now we got to talk to the new EXCO member (in charge of housing matters) YB Jagdeep Singh Deo, hopefully he will be as helpful as YB Wong.

2) Sink hole at main entrance, we decided to go for long term solution for this sink hole problem, it will cost 5K to 7K, depending on how bad the damage, the reason this sink hole can be patched with conventional way is the leaking (which caused the soil & sand be flushed away from that area) is due to the crack found in the internal sewage pipe, so now we have contacted few contractor, comparing their price & service, finalized it, choose the option we feel it's good & should start work next week, we hope it will solve the problem once & for all.

3) recently few owners managed to sell their house at 230K to 250K, this is a good development, it reflect that the properties here still in demand, our big project now is try to get fund to paint the building before 2014, for this will most likely to push the value of apartment here to 300K, few option to get the fund, sinking fund still a court case, can't predict when it will be available, so most probably we will get somebody to help to introduce us to new housing EXCO YB Jagdeep Singh Deo for financial help for painting, for we have hv a resident who is holding senior position in the state gov't office.....
