more review on sticker system

when we introduce the sticker system, 2 aims were in our mind.

1st, to encourage defaulter to pay their old debt.

2nd, to get for all parcel owner their own parking lot.

let's do some review, how far hv we achieved? up to this day, we still have 39 parcel owner refuse to settle their service charge since Jan'09. which mean another 236 owner have paid, it's abt 86% payment rate, not bad, huh?

(if u got good idea to get this 39 owner to pay their debt, pls do write to us, thanks)

have all the parcel owner got their permanent lot now? i guess we r on the right track for that. in our record, there r more than 15 parcel owner w/o parking lot although they hv paid faithfully. previous management asked them to either park under the trees, or, just told them "no lot available".

in july, with the help of security guard & current management, we managed to assign for 5 owners their permanent lot, now they r happily parking their cars in the compound, 1st week of august we did for another 2 cars, now we asking the management to help the rest withour further delay, as there r still many unclaimed lot around, my target is b4 middle of aug all will hv their lot.

so i guess as far as these aims is concerned, we do achieve something, hope u guys agree w/ me.

but of course we do encounter some problem, even now, such as fake sticker, switching sticker, no sticker...i would say it's getting better now, thanks to residents' tips giving & security guards' hard work, i believe eventually we wil get rid of these all.

Hi..cheng..

u could take legal action against all those unit owner who refuse 2 pay the service charge / debt..It 's very unfair 2 those who paid sc without any outstanding...Pls action now without any delay...Besides tat,,i would
like 2 know why ur security guard let this 3 car w/o sticker enter vista condo:-- PHR9841,PHF1557 and PGW2481(tis 3 car parking @ vista condo on Sunday 9 Aug @4:20pm)..The guard on duty shd stop those car w/o sticker 2 enter d compound,only registered car can enter d compound,am i right??

thanks for info, i got ur comment now at 5pm, just passed the info to Deva our committee in charge of security, waiting for his reply.

legal action will be taken, 2 ways of doing it, 1st, send the name to MPPP, then they will eventually go into defaulters' house, sell the movable asset, & pay the debt.

2nd option is get a lawyer to send them notice of demand, if still stubborn then sue them in court, this option is for bigger fish, debt amount for more than RM1k.

we plan to do it perhaps in sept'09, will go for 1st option, then see how how efficient is MPPP, if slow then will do 2nd option.

hi,

Deva just text me, he went attending to it personally, found PHT1557 got sticker, another 2 vehicles came in deliver some items but left already, we warn the guard that if this is the case then driver got to be in the car while waiting. (for this is a condition for delivery or fetching ppl)

Bro Cheng,
I think we should try to find a place for such cases (Deliver things/visitors/picking up children or old people). Residents have right to be upset and confuse when they see no-sticker vehicles in the parking lots but sometimes in some cases, the reason is innocent and please dont blame the guards. They are just pratising their sympathy and making a judgement call base on humanitary reasons.
Example: My father injured his ankle quite seriously and my uncle came to pick him up to have breakfast. Luckily the guard sympathise and let my uncle park at a place (not long, just 20 minutes).

Hi neighbours,

I am writing here to ask the pet owner that on many occasions let their pets relieve nature in the area near the new parking area @ the end of Block K to find a better place to do so. This is because the pets' relieved is of very foul smell and unsitedly to your neighbours that parked their car in that area. My car had several time hit on it while reversing and the thing stick to my back tire with even more bad smell, if not cleaned immedaitely, the smell will be there for many days.

Dear neighbours (with pets),
I would like to hereby ask your cooperation to help maintain the hygiene of our living area by not allowing your dearest pets to poo at places that may affect cleanliness and hygiene of our common area.

Strolling pets around is ok. If they want to release something, pls may I suggest you to lay some old newspapers and let them poo on it and to be wrapped up and thrown away upon finish; or train them to do it at the proper place like a human being, I'm sure your dog is smart enough to do that.

Betui Betui, I agree 101%!! Banyak kali nampak diorang bagi anjing lepas aje kat tiang dan berkeliaran tempat. The problem is not the dog, the problem is the OWNER. Yang mane lebih binatang?

abt the dog shit:-

today the building supervisor, Kumar going to see/contact the owner of the dog for the problem, let's see how's the response, u guys can also call office at 0125557658 to make complaint or follow up, of course u r always welcome to write a note here too.

abt visitor car park:-

we r targeting the 3 parking lot behind guard house for visitor. but let us 1st find replacement lots for these 3 owners, JMB going to decide on the matter in our next meeting on 19/8/09.

abt car sticker:-

we confronted the guards again for letting PDJ1711 parked there, for it's a old problem, shall it happen again then fine RM20 straight away (we hv fined them abt RM100 now), for ur other feedback i'll check personally, give me day or 2 to reply.

hi,

some latest development, PDJ1711 owner manage to rent a lot from block-J resident who has cleared all SC, so now he can has his both cars enter the compound.

K-11-3 Mr. Ram's mother just passed away, we send our our condolence, we do allow some of their relative's vehicle to enter vista compound for this few days, on compassionate basis.

Talk about dog shit. Have you got a neighbour who has a pet dog & had the dog strayed onto the corridor, & pooh pooh there? We at K Block 5th Floor had this. And it is the area in front of the lift. Now even the cleaning service did not mop or clean it up properly until maybe one of our neighbours highlighted it with Kuma. Mr Cheng, what would you say if JMB start imposing fine on any pet owner for this inconveniences, if he or she did not clean it properly & upon neighbours feedback. I have not gone into talking about the barkings in the early hours of the morning yet. Mr Cheng, you ponder how JMB should handle this.
Next item, I like to highlight is, motorcycles parking in the corridor at certain floors. All these seems to happen to K Block, because most of the dwellers here are tenants, not houseowners. Mr Cheng, please act to solve these soon, before the whole place looks more like a backlane than an appartment's corridor.

thanks for letting me know the dog owner is from 5th floor, Kumar has been checking around past few days but hv tried in vain, will ask him to see the owner hopefully today, also wil ask him to check the problem of motorbike @ corridor, need to ask the bike owner to remove the bike coz corridor is not for that purpose.

abt the fine, wil see how the thing goes, if the pets problem getting serious, maybe some1 can table the motion in next EGM to ban pets if it's really out of control.

Hi Cheng,

Mentioning about the parking lots, there are some worries that I might foresee which could click my mind. The existing as well as for the new lots at certain parking areas(which includes those prohibited parking areas)are begins to give treats and dangers to the car owners.

Some existing build up are quite old, rusted with holes and deteriorates which need replacement as its could falls at no time. Some of the damage downpipes, drain and other fixtures and fittings which have not been fixed are still reveal to date.Rotten tree branches and leaves(especially come with bird's relieve) falls when there is any heavy rain or wind, will endangered the resident's vehicles which so happened to park underneath them. Worst still if they were happened to come out from their car.

Besides this, those beautiful landscape flower pots which placed at the staircase curve along the walkaway were the biggest threats especially those vehicles that parked under them.

An attentive and prompt actions must be taken to rectify such problems as soonest before it reaches an explosive stage where most of the residents starts complaining to the Management that their vehicles and their windscreens were damaged by .......................... so forth.

Please look at this seriously as there were a few similar incidents that happened where resident's windscreens were damaged by those unnecessary "things".

I aware that this is not an good comments to read onto, but its really really need all of us attentions before its too late to comment. I could anticipate the Management do have some financial difficulties to carry out such rectifications. Thus, I really begged and urged those defaulters to be more considerate to pay the outstanding as well the monthly service charge in order to make our place better to live in. Who knows, you might be one of the victims in one of these one day.

Hi Cheng,

Lately I have observed the cleanliness of our lift as well as the area surrounding us. There has really a huge improvement compared to the previous one. The garbage have collected daily, the floor has been swept and mopped(It applies to certain floor only).

However, the cleanliness of the lift does not really well taking care off. Walls is dirty with all kind of stains, that also applies to the lift floor as well. I believe the cleaner does the cleaning but it does not properly clean up.Wonder why it could happened? Perhaps they are tired for doing their routine work and it need to have some motivation in order to get them going?

Furthermore, the lift condition was also deteriorating as it won't stop at a certain floor. Worst still sometimes can't open up for pick up even though it reaches the exact floor. Buttons are missing and some of them dysfunction.I believed that the current JMB does some routine monthly servicing isn't it? Perhaps you all need to follow up on the service provider as on why faults does not reported? Actions was not taken to rectify or perhaps some proposal for progressive maintenance in order to prevent or rather to prolong the deteriorating process. I believe the progressive maintenance will not be costly compared to the overall changed of motor.

I believe the JMB has the special committee member who in-charge of those respective division, right?

Hope my comment does not offended anyone concerned. My purpose is to highlight some perhaps I should say some overlook area which JMB might think is not essential to do now.

i must thank u for highlighting these issues, action will be taken according to the priority, of course even today i'll instruct the office to look into the lift cleanliness.

we r moving away those cars parked near to the fire hydrant, one by one...last week we managed to relocate one, more r coming.

lift condition is a real headache, overhaul is needed as it's abt 13 yrs old already. but b4 we gather enough money to do that, we will get the simple things fixed 1st, as u said, the calling button which r not working, will get office to contact the vendor even today too.

so far we hv managed to remove the plants found at the common staircase in front of lift lobby of each floor, will instruct office to remove those at the curve area soon, this week.

i do share the same concern abt the old & rotten trees & branches coz i do rent a lot there too, so i myself am monitoring it.

our committee mr Daniel Kung is working now with the vendor to fix the "bent" top-down rain gutter, especially at the blk K (facing swimming pool), we hv told some of the vendors to give longer payment term & they do agree, we foresee cashflow will be tight in Oct & Nov, but expect more collection in Dec coz then new sticker will be issued.

Thanks very much for the prompt action taken to overcome the highlighted threads. Appreciate all efforts that you and your committees contributed. All the residents been blessed tall the hard-works and efforts that you guys putting in.

BRAVO...CONGRATULATIONS AND WELL DONE!!!!!

I did aware that JMB has facing the financial crisis recently, due to a lot of patching up work need to be done in order to keep all residents happy. As a matter of fact, I would proposed some fund raising activities or seasonal gathering could be carried out to get you guys going; right?

Very soon we are going to celebrate the Hari Raya Puasa and followed by The Deepavali, Christmas etc..... Perhaps you guys could organized some gathering for those occasions.

Stop for now, got to get going. Will continue other days.
