this month we r doing the office renovation, budget in between 5k to 6k, the office will be extended inward (toward the direction of tennis court) & also to connect the main entrance wall, we plan to create a waiting area outside the office by having some chair attached to the new office wall under the big tree, hope this will bless the parents & children waiting for school van or baby sitter.
actually we plan to do one project a month as our finance at the moment quite ok (special thanks for all the good paymaster!), average budget should be 5k per month. This is part of effort to make Vista Condo a real condominium by 2013. Some of the things going to happen in the coming months will be foyer painting, swimming pool beautification, parking lot line drawing, vista gym room, cctv at every floor (need EGM to consent), etc.
abt the painting of blk J & K, water tank lining replacement & lift modernization, will need the sinking funk to be transferred to vista management account, abt 380K to 400K, we are still in the process of forming management corporation (MC), only by having MC then we can request developer to transfer the money, still long way to go, let's pray that God will help us in this area.
also want to clarify that we still giving priority to those maintenance needs, by budgeting 5k per month for upgrading should not sacrifice the maintenance matters, so we will take immediate action for problem like pipe leaking, electrical power interruption, lift break down, etc. at the moment to budget 5k for upgrading & 1K for maintenance still affordable.
we expect some sizable amount of repayment will come in next month as the lawyer is preparing the legal notice now, she should send the notice this coming week to those having outstanding SC/Insurance/QR plus interest RM800 & above.
future looks bright for Vista, provided that everybody doing their part, & we are on the right track for that.

Just to share something i worry about. My unit is at lower floor and sometimes (esp mid night) i noticed someone from higher floor throw down their rubbish from their balcony or windows. Sometimes it is not merely rubbish but "heavier" unwanted material, this may hits the vehicles which park on the ground.
This is self discipline and self consciousness issue from the residents. just hope they can co-operate to make the environment better.

unfortunately what u worried abt has jz happened, on saturday, a flower pot fall from balcony of upper floor, smashed the wind screen of the car which parked at the ground flr, near blk k motorcycle parking area.
(the car owner has made police report & also spoken to the person who he suspects the owner of flower pot)
we will be putting up (another) notice for this, but then again, it's all up to residents to exercise their consciousness, we will pass the resolution in the next JMB meeting to ban flower placed or hung at balcony.

Painting the whole building may not be possible immediately. However, maybe we can start to paint some area at the main entrance to give people a good impression. The main entrance with the big triangle roof will look much better with new painting. Hope to see that happen soon.

Dear JMB,
I would like to suggest to remove the door at the life and at the stair case as I don't see the function of it. People is using very urgly stuff like stone, brick, old chair to block it from closing. Disametle it and we can sell it to second hand shop to get some fund for the building.
Looking forward for the foyer painting & swimming pool beautification. I can imagine how nice our Vista looks after that.
