vista condo improvement, what r the hindrances?

in the past we used to worry abt the finance, glad to say that now it's no longer the biggest problem, of course if we can hit higher collection rate then the more upgrading activities can be carried out...

in fact the biggest headache we having now is the non-cooperative residents in Vista, not saying they r bad persons, but they just can't understand if they can flow with the Vista rules as other ppl do, then at the end they will get the benefits out of their good attitude.

let me quote the few examples, some residents like to park at the place which are not designated as parking area or like to park at other ppl's lot, for their convenient sake. For this kind of problem will always waste much time & energy of JMB members, security guard & office staffs to trace who r the ppl, to talk to them, to give warning or worst case make report in police station, recently RM350 being spent to buy the clamp for this problem, & will spend few hundred ringgit more just to plug in some metal rod to prevent ppl from parking there, imagine if we can use this amount of time, energy & money for upgrading, then indeed much improvement can benefit our residents, include these ppl too...

few months ago we encountered some problem that defaulters' card were blocked then they quarrel with the night guard, then additional guard was hired to counter this problem, look, total abt RM1k spent for this, again, think abt what this RM1k can do for Vista facility? repair leaking water tank, or replace capacitor band at switch room, or beautify the foyer with new light & paint, or replace the missing lift digital display at blk k? This will benefits those ppl who find fault with the guard too...

another on-going trouble which also effected much our plan for Vista Condo upgrading, some aggressive defaulters who hassle office staffs, guards & JMB members through phone call or even do it face to face, we have few staffs & guards refused to come back to work here coz of that, worst still, it happened to JMB members too, few have left, but few of us choose to remain in the JMB do struggle with this problem even until this day, it really discouraged us much especially when we consider we are scolded for trying to improve this place w/o taking any salary, & JMB members have spent a lot of money from their own pocket for the phone charges in 2009 & 2010 for Vista matters, only in 2011 when finance improved we dare to claim RM200 per month to be shared by same members as phone allowance...

(need to understand that vendors at their best only can help to maintain the facility at the current standard, for the improvement still much rely on residents, especially those who serve in the JMB...)

and again i must say, still most of the Vista Condo residents r cooperative & understanding type, this is the reason the JMB can continue to serve at our level best, & we do really hope more residents will come forward to join the committee & work together to make Vista the better place for living....

kenapa penghuni kat sini suka letak mereka mia barang yg tak guna di luar kawasan rumahnya seperti lorong dan tangga sana.
banyak barang seperti suratkhabar,kotak,kerusi,almari bla bla bla....letak di lorong dan juga tepi pintu tangga...ini bukan saja meruntuhkan kecantikan condo ni turut menjadikan vista condo ni nampak mcm flat kos rendah, jika ada kebakaran kita nak lari pun susah.....
Can JMB take some action to solve it?

I can see the struggle & challence the committee is facing. I do understand it is not easy to face all this. Somemore this is all for the benefit of the resident but the coorperation ...... I just want to let you know that many of us appreciate the good work contributed from the committees. We see significant improvement compared to 2 years back. Thank you for your patient. I'm planning to join the team soon.

hi,

1) concerning the barang2 placed at the common area, especially the corridors, we hv twice done the operasi to clear it, of course each time got few residents reacted to it, regret to say not long after the operasi, the barang2 will come back there again, for this we will like to discuss with all the resident during the next EGM for the permanent solution, such as to impose the fines.....

2)thanks for the words of encouragement, hope to see u joining us soon. another good development concerning the problem troubling us recently, the blk j resident who used to park at the un-designated lot has lastly willing to park at his own lot, it has been the long process to deal w him, coz we restricted by undang2 from taking some of the action which planned earlier, but thank God, now it's over, hopefully he will abide by Vista rules, & now we move on to settle other problems, mostly still parking issue...

You all are giving good feedback. The next thing we can do is to see what we can contribute as a resident to make it a better place. We need to share the burden together with the JMB.

Hi JMB,

My 2 cents suggestion for the barang2 at the common area:
1. We can organize a weekly/monthly 30 minutes gotong- royong to clean up the corridors involving the residents who stay at their individual floor. That will help them to have the sense of ownership. This is everyone business.

2. Setup a recycle bin for glass and paper follow by inviting organization like Tze Chi to collect it weekly. I can help on this when I join in the JMB later.

Let's make clear here:-
1) Why the cycling malay guy have 2 cars parked inside the compound. I know last time he stay at blk K but now he move to blk J, rules means everybody should follow even goes to JMB too. Nothing special privilege for him. He should only have 1 card but how come he can bring 2 cars inside. I think morning security guard useless but night guard wonderful....Pls verify.....

2)Pls change the morning security guard, as i know he just simply open for the people with out card.

3)Management useless too u know something I went to pay my service charge, insurance. The girl said i didn't pay my quit rent, i told her i paid few months ago but how come u said i didn't pay....Cheating me ah? she just keep quite? Resident's be alert and keep the receipt.

Pasal apa singh suka parking motor kat mail box? Dia ni tak ada akai kut? Nasib baik kelmarin i punya anak lari pi ambil surat, i dah tarik i punya anak tak ada kalau kena exhaust ? Baru singh itu tahu i ni siapa? Apa security buat? Buat something like sticker lekat atas sit or head or clamp? kesian kat budak kecil?

I saw in few days you all working very hard on the breaking house case? Thank you very much guy's I didn't know you all working without salary. I think next AGM i suggest
to get some allowance for you all. I went to my friend apartment, there is NO unity among the JMB but here you all very unity...Thats great job.

Please be informed that the current supervisor always not around when we want to do complaint or need his assistance.I only see the girl there but she cannot help us due this job not related to her.So what we want to suggest team is to make sure the building supervisor always available there.JMB should show some effort to fix this problem.This is a soft reminder because we need a service according what we pay.Thanks

Since early this month we do hv new supervisor, Wan, a Malay man, to replace the Indian supervisor Karthik, Wan was on emergency leave yesterday & will be back today.

so far we do feel OK with him, better attitude & well verse in PC, he always not in the office coz we need him to check the facilities, run errant, bank in/cash out, visit the sites & attend to residents' complaints, pay bill, etc, so we will suggest if residents want to make complaint on facilities & Wan happen to be somewhere else, pls write in the complaint form & pass to Chitra, the office staff.

at the moment we r paying RM3000 per mth for management fee, it's well below market price, which is abt RM4000 to RM4500. So in some occasions we do exercise "give & take", like when supervisor need to go on leave, they will send another person (Baskaran) to cover the duties but not on the full time basis.

if collection keep increasing, we may want to talk to the existing company (or new company) to provide better quality of service with the higher fee.

Hi,

I just bought this apartment at block J-12-7. I have not move in yet as i need to apply water meter & electrical meter supply soon. Recently i found that my 2nd room, toilet & 3rd room having a serious water leakage from the top wall & ceiling until come to the center of the wall. I just wondering my lot don't have a water supply as the meter has been dismantled out for nearly 1 month. Why still got water dropping and water seepage from the wall? I feel so sad to see this part.

Today i ask the specialist contractor to help me to solve the prolem. He said the problem is from the top neighbourhoot at block J-13-7 as their toliet has a serious water piping leaking and caused the water flowing down to my place. The only best way to solve is ask the top neighbourhood to solve their water piping system then only can stop the leakage problem. He also advised me to lodge a complaint to the management. I feel headache and worried of this case and the concern is that it is effective if the complaint been made to the management and how long do i need to wait until i can move in to stay because the condition of my 2nd room is very terrible? We also visited the top neighbourhood toilet and their 2nd room. Proven that the lower wall of their 2nd room also has water seepage mark. Outside the wall even more serious until can see the water dropping on my window roof.

I really hope that the top neighbourhood can understand my situation and give a commitment / co-operation. I am newly here and my 1st time to own an apartment.

I have to move in by end oct and i hope that this problem can be solved immediately before i step inside.

I am still headache and dunno how to look for an effective ways? I hope the management and the committee member can give me a hand to help me.
