4 days have gone since introduction of sticker system, 70% of lot owner have collected their sticker, we expected another 10% to do the same in this coming 2 weeks.
different suggestions given by residents so far, like if owner got 2 cars, then let these cars share the same lot; to provide loading bay; management to absorb the RM3 charge on sticker, etc.
we will seriously consider these ideas, but may not be able to implement all, depending on the practicality.
most of residents agree on the sticker plan, we want to thank especially those need to make adjustment, as only 1 car allowed to enter the parking area, the other car hv to park at the roadside, we r encouraged when we heard they said, "well, it's ok, we understand..."
not all responded well, few hv challenged the security guards, the guards in order not to offend them, allowed the car enter w/o sticker, for this, we hv fined the security company, 1st case happen on Sat, fine RM20. (for info, RM10 for motorcycle)
we would like to encourage resident to report to us or management if detect any vehicle enter parking area w/o sticker, except those who r providing transport service for tuition, nursing, school van or courier service.
at the end of july, we will open the unclaimed parking lot for renting, RM50 per month, pls wait for further notice.

encounted "NO TV reception signal" since Sunday afteroon(around 3pm)..we are not able to watch TV program...pls look into this problem,,thxs
sure, i will check with committee members from block K, then get a vendor to fix the problem ASAP, maybe on monday.

like to apologize that no TV antenna guy can't attend to the problem on monday, although 1 said will make it in d afternoon, but didn't turn up. now the earliest we can get is tuesday 10am, hope it's not too late.
we should hv abt 20 parking lots which will not be claimed by the resident by the end of july, plan to rent them out in august, RM50 per mth, but tenure will in 3 mth basis, payment in advance, pls wait for announcement.
(we will proceed to convert the empty land at the end of block-k to be parking area, if the demand is high)
we do anticipate collection will drop after july, some would not pay service charge after collected sticker. our collection in june, is fantastic, abt RM66,000, we expected high figure in july too. this extra money will be spread over next half a year, then together with the monthly collection, we should be able to pull thru'...then in december we expect another fantastic collection as new sticker will be given out, residents who hv not been paying will need to pay 6 mths service charge together with interest.

another 1 thing..jz at front of the guard house oredi hv min 3 car without car sticker..proton saga,KFC van,toyota harrier..i'm think should be more than 3 car right ? on this case what ur action taken ? n the motorbike parking area when will be solved ? cos a lot of unused motorbike packing inside...tq

Guys, I've 2 cars too. I do find parking my 2nd vehicle outside a little sad as there are definitely more vehicles out there compared to many years ago when we bought the apartment here. Lagi teruk when I do need to work late into the evening. Yet, I support the sticker thing here, & I am no system breaker.
Now, my concern here is has the management do a physical verification of the parking lots against the claimed paid records? In this digital age, one can duplicate a fairly decent forged sticker easily.
Suggestion. Do a check in the evening when most cars are around. Sight what is written on the sticker. Record the actual registration number of the vehicle & parking lot. Tally your collected data against your claimed parking lot list. I guess you would have some odd findings.
Take immediate action with these smart people, or they will repeat their act easily, anytime.
Do this exercise frequently. In this way you would also have a clearer count of unclaimed parking lots to rent. And I will be so happy to rent one. Hooray!

let's address the few issues,
toyota harrier owner has 2 cars, for many months have been parking at 2 lots. he took his sticker for his another car (wira), few days ago he told the guard that he has decided to park the harrier at his own lot, then the wira will be parking outside until he manage to rent a lot from management. let's see then. (he still need to get sticker for harrier)
kfc van owner has some difficulty too, she use this van regularly but she took the sticker for her another imported car (i can't remember the model), she does "hang" the sticker at the mirror near wind screen of the van but of course wrong sticker. she need to send the van for inspection frequently, each time take 2 weeks, she's asking can she park the imported car when her van sent for inspection, i told her we may issue "special pass" for cases like this but got to be passed in JMB meeting next wednesday, so at the moment she only allowed to park her van.
proton saga (which has been motion-less since 1st of july, in order to occupy the lot) is parking at other resident's lot, this lot hasn't been claimed by the owner due to refusal to settle service charge, big money! we wil tow the proton saga away b4 the end of month when the lot is to be rent out, unless the lot owner settle the debt & authorise the proton saga to park there. i've oredi personally approached car owner abt this.
(we hv also detected some cars came in w/o sticker, we hv confronted the guards & fine the company some $$, RM20 for each car & RM10 for bike, as the result, they r more serious now coz their boss is deducting their salary to pay the fine)
unused motorbike & bike w/o sticker will be moved away by 22nd july, 1 week after notice be serve on 15th july.
sticker duplication, shame to say, i myself did that when i was staying at other place, bad....! we hv told security guard to help us to check on this with refer to the master list of lot#/car#/unit# which we will pass to them b4 the end of month, resident pls do inform us if u detect it too, still haven't decide how to punish the wrong-doer, any suggestion?
must say this, there's no system can cater all the need, include our sticker system, we only can try our best to produce a solution which will fit our situation here, & we always welcome residents to feedback & suggest to us for the improvement.
