some general updates...

hi,

some updates over current & just-passed issues...

1) blk j dog matter - residents feedback that the owner has sent the dog away a week after we first received complaint, we wish to thank the owner for the cooperation, also hope that other pets' owner will follow his example, if possible don't keep any pet in apartment.

2) blk k lift display panel - the lift technician have done the wiring for this, actually quite complicated job coz last time when the thief (don't know who coz the CCTV not yet up) took d panel, he took all the essential parts too, for this the technician need to trace the wiring bit by bit, now it's ok, just waiting for the panel to be arrived.

3) blk j lift bearing - just had been replaced on 25/6/2011 midnight for unit #2, technician found some crack when do regular service, so attend to it before it cause bigger problem, we give them green light to shut down the lift & replace it.

4) lift button/door switch - total 4 lift button & 1 door switch were changed in April/May 2011, for both blk J & K.

5) water tank - we feel sorry for the top flr residents who still suffer for this problem, pls be patient, this time we need to change the lining, but we can't do it now coz in last AGM residents have decided when project cost more than RM10k, EGM is needed for decision, we plan to call EGM in July.

6) electrical matter - 1 capacitor at blk k switch room & 1 set of MCB were changed at blk K 15th flr, total of both item cost abt RM700.

7) insurance premium - this year we hv collected so far RM25658, or 80% of residents have paid, this match with our statistic of payment pattern of Vista Condo, 80% are paying service charge (abt 65% of them pay on time), 20% of resident are not willing to pay, for this legal notice already sent to them last month, now waiting for their response before taking further action.

8) Commotion on 19/6/2011 - last week 1 group of voluntary patrolling body came into our compound to confront the JMB as 1 of their member who also our resident has some misunderstanding w JMB, after checking w police we found out they hv no right to enter our place, we have told the guard to stop them in the future unless they got permission from JMB/guard for entry. Now we feel it's best in include this in the house rules to prevent any dispute, also to protect future batch of committees.

another thing, which will be decided in the coming JMB meeting, we may want to organise a durian party at foyer, we talking now to those durian estate owner for the cost for good quality durian, if the price is good then we will announce to our residents for the eat-all-u-can party with the reasonable fee.

Hi Guys,

Thank you very much for the of tank leaking at both block. You guy's really wonderful and active person among all the other apartment JMB's especially Mr.Cheng & Indian guy, sorry guy I don't know your name, both of them very hard working. Even other member too very hard working.

I hope guy's you all done a great job for the vista condo living better place for the all the resident. I hope after you all install CCTV to every floor, our condo will be increase the housing price.

I would like to thank personally to Mr.cheng and indian guy and all the JMB members.

more ppl know Cheng coz he's more outspoken person, but in fact everybody in JMB r equally important, besides sitting together to make group decision, all members hv their roles to play in different areas.

Indian guy name Deva, he is most hard working person in the group, most of the projects initiated & followed up by him, he is actually a back bone of the team.

Hassan assigned to communicate with gov't dept on those legal issue such as licensing. Tan & Ang is our safety officer, they r in-charge of firefighting, public safety (include nyamuk, termite...)issue.

Tan & Deva also responsible for the lift matter, where Ang is helping Deva on the security matter, Jeffery our money man is checking on the account, Siknee is looking into ways to improve the swimming pool.

we still short of manpower, hope this EGM we will be able to recruit more JMB members...

I think these group is much more better, when you looking for other member, because you know Y? Small group can do lot of things once you have big group you have a lot of problem. I think maintain with small group.....

hi,

last nite JMB had committee meeting, some updates,

1) Durian party will held 17/7/11, 5 to 7pm at foyer, will paste notice at notice board soon, durian quality will be good one at affordable fee, also try to get some rambutan & mangosteen.

2) EGM on 20/7/11 at foyer, matter to be discussed house rules, water tank, CCTV for every flr, also will send notice for all residents.

3) also if possible 1 or 2 more residents to join JMB will be good, any1 like to suggest?

Dear JMB Committee Members...

Today The Durian Party were started as usual at around 5.15pm. The response were so over whelming as I look at the crowd today. Everyone took this opportunities to try on as it was so cheap - only Rm5.00/pax for adults only.It were indeed, all the branded one as promised like red prawn,labu,693,coca-cola and many mores. Besides,fruits like mangoesteen,rambutans and cempedak were also played their important role to serve us. everyone were so excited to have the 1st taste of it. Wow, what a beautiful scene that a big families. My family members were too enjoying their fruits today and those that never stayed here; they have praised our organizing committees to have such a wonderful gathering for the residents here....I feel so proud for staying here and I am happy to be as a part of the participants here.This party indeed, has done successfully and everyone of us were so enjoying the fruits that were served.From my bottom of my heart......U guys have done a fantastic job here and I sincerely hoped that u guys may continued to do it......keep up the good work,guys......we really appreciate it. We hoped this kind of gathering should be conducted all along the year (based on session)and I will surely support U guys.......BRAVO and GRACIA'S

I fully agreed with the 1st posting and it was indeed the cheapest rate in town with this kind of quality and hospitality that we have. I would say it was the simple but best party that I could hardly find in town.Thanks to all the initiators and also the participants; u guys transformed the dream to reality.Whenever, u guys has anything in mind, count me in.......many thanks...Syabas

looks like hv no choice but to organize again durian party whenever durian season is hitting town, hehe! in fact we too enjoy much the durian & fellowship of the residents here, pray that our vendors will continue to contribute $$ for the future party..., we now hv one in mind, how abt BBQ & satay party after raya?

Hi,

It would be very nice to held a gathering from time to time for certain occasions. By doing this, all residents could know each other face to face and able to communicate to each other. There is no need to wait until AGM or EGM to know each another and or course at the same time; we would able to protect all our properties well as everybody knows which unit their friends stay. By this way, we have another kind of new resources to protect our own unit instead of relying on those electronic gadgets only to monitor. Guys, Thanks very much for having such a wonderful event and hoped u guys may continue organising a good event in future.

u r right, one of our aim is to building a caring community among the vista residents, everyone become their neighbor & other residents' keeper, to help to look after each others' asset & property, instead of relying too much on the guard or the CCTV...
