the nagging water tank problems

2 water tanks leak again, blk j & k, 1 tank each.

since early yr2009, we have been confronted by water tanks issue many times, so far i would say in average every quarter we need to fix 1 water tank by welding the part which is cracked.

this time the regular contractor not so keen to come over to repair it, claiming if he manage to repair it (by welding) then it can only last for abt 1 yr to 2 yrs, unless we change the whole lining, which should be able to last for 7yrs to 10yrs.

now the problem is it will cost abt 10k to 15k to replace the lining, depending on the size of the tank, & the water supply interruption can be up to few days.

the normally welding way of repairing cost in between 1k to 1.5k, interruption is within a day.

in view of the urgency & fund availability, we had gone ahead to get another contractor to repair (welding) the blk k tank 3 weeks ago, then as the gasket also give way, we will fix it next week.

(yeah, some unit having water supply problem after the repair due to the dirt stuck in their PBA meter, this eventually rectified with the PBA technician's help)

then we shall proceed to weld the blk j tank soon, another 1.2k, to buy time for 1 to 2 yrs.

our plan is, starting 2nd half of 2011, we would change the lining for those water tank which is needed, then pay it in 3 installment, once complete 1 tank's payment then will proceed to change the 2nd tank, then will take another 3 months to complete the repayment....

in this way we should be able to replace all the water tank lining in 2 or 3 years, as we have 10 water tank for domestic use.

now we are thinking of how to modify the piping so that the water interruption will be minimum during the replacement of lining.

if any resident knows of contractor who is in this line, don't mind pls recommend to us, so we can compare their prices & services, & hope to get a good vendor for Vista.

Hi JMB,
I can see on this few days all the JMB very busy with the tank leaking. I would like to stay here because here a lot of the things updated by you all but compare with AWAN SETIA.

I hope guy's you all can settle the tank leaking problem but get the cheap and good quality but frankly speaking don't get the indian to do that because only a few months ago he did something on my unit but now leaking again. DON"T PAY HIM GUY"S......

hi,

looks like cheap & good solution is a bit far at the moment, after contacted few other vendors to check on our tanks, the conclusion is either to change to the new tank (different material) or keep the steel panel but replace the lining...

good news is some of them kind enough to let us pay by installment, interest free, repayment as low as 1K per month, if it's true then it will give much breathing space.

last JMB meeting on wednesday decided to temporary put CCTV project onhold until we finalise the plan for the water tank.

we r very particular abt the performance of management staff & security guards as we view them more important than other vendors.

we have changed few supervisor due to performance issue & would not hesitate to do it again if not perform up to expectation, but as for current supervisor Wan, so far we r ok with him.

have check w him abt the situation sometimes nobody standby at office, reason given is the clerk was on MC few days, then they hv sent another person to cover for her, but we will pursue the matter as we hv received few complaints already, few other options been considered now...

abt the guard, night guard is doing well, hv made request to change day, we saw them tried few other persons, let's see how it goes, worst case, get new company.

i can see him (few times already)stay back after working hrs to settle some of the issues here..he's quite ok compare to the previous supervisor Karthik..who always sitting n relaxing there(reading newspaper,smoking,talking nonsense,bad attitude,always bully security guide by shouting them doing this n tat....)plz appreciate the good affort,.....thxs

i agreed w that, in fact he is the best supervisor since JMB took over in yr2009.

btw, we also received complaint from residents that a blk k dog has a habit barking daily in between 5am to 6am, should be from the lower floor, perhaps lower than 6th floor.

anyone got info who's d owner? so we can arrange for supervisor to talk to him/her...

Hi Guy'S,
About the supervisor, he is O.k compare with indian lady by the name of chitra. Now days she is very rude, on that day i went to pay my service charge but she said, i didn't pay month of may but i told her i paid, but she said bring your resitlah, no respect at all. I told her next time when i pay on the sport do key in on your computer. USELESS........

Hi,
Last nite next to new parking lot the will be among the guard and resident had quarrel because of the parking. I can't sleep due to the voice very loud. The guard was good but i heard the malay guy said he was in the committee, he can fire him. The guard was just keep quite and walk off. Pls let the nite guard do his work.

Why you all ON HOLD the CCTV project because it's very important for us to prevent the theft. I hope guy's you all working it on the project. How long we have to wait? I hope it's not going to that long?????

hi guys,

thanks a lot for these feedback, now d action & plan as below,

1) guard quarreled w Malay guy at midnight, we hv spoken to both of them, Malay guy is committee (not Hassan), his card was wrongly barred even though payment is clear, he was upset when questioned by guard, so those words lashed out at his moment of madness, now d matter had been settled, but one thing we want to stress here, contractor (include guard) only can be terminated by JMB decision, no single person in JMB can decide but must be group decision.

2) CCTV derailed a bit coz water tank lining problem, but EGM will be called most likely July for residents to decide on this matter.

3) concerning office clerk attitude, will feedback to her boss & update u guys' their reply.

mr.CHAIRMAN, representative all resident here and just want to ask your favour that you should OPEN YOUR BOTH EAR and listen our complaint.Not only talk2 and last all the job pending.When we want to call you regarding compalint, you not answering and the current supervisor also always not around.I not understand how much busy him.i only can see him after 1 or 2pm.If both of you like this how we want to solve all the issue.Change it now to better Condominium.

I understand you have a lot to complaint. To represent the resident, the best is to join the JMB and be a part of those who contribute. Screaming & shouting cannot help much.

i think mr.blk J is a person whom is a very frustrated former leader who failed miserably to bring any changes to watever organization he use to lead..reason is because of some members who keeps on condemning watever improvement he tried to bring similar to how he's acting now>>be patient my fren...good things just dont materialise overnite k.
fyi,im no ajk of vista commitee but things are far better than it used to be during awan setia reign>

hi,

thanks for sharing ur feeling & thought, things have been moving a bit slowly but in steady progression, sorry if can't meet ur expectation. Some project involve big money like RM10K for water tank or RM30K for CCTV should not go ahead jz like this, we need to look at the cashflow & plan wisely, the good news is vendors r kind enough to give us long repayment term, pls be patient, EGM will be held in July for residents to finalise these all.

all JMB members have their 9 to 5pm jobs, many things we can't attend to it personally, it's the reason we engage the service from managing agent, from my experience phone call to supervisor Wan most of the time can reach him, so pls try to call him if need help, 012-5557658.

do share w us if their performance not satisfactory.
