getting ready for the EGM (part 1 - CCTV)

EGM will be held on 20/7/2011, 8pm, 14-days notice will be sent to all Vista residents.

few major decisions need residents to decide, this article will zoom in to the CCTV for every floor.

residents need to decide should we go ahead with this, & if yes, how the cost should be shared out?

we are getting quotation now, general idea is every floor should have 4 camera, each one cost abt RM250, then wiring for the each set is abt RM150, so total is RM400 per camera with wiring.

the 16 channel DVR (which can support up to 16 camera) will cost abt RM2500 if we can order in quantity, so as we have 16 flr at blk j & 20 flr at blk k, then we will need 144 camera & 9 DVR.

the calculation will go like this,

(RM250 + RM150) x 144 = RM57600 (total cost for camera w wiring)
(RM2500 x 9) = RM22500 (total cost for DVR)

Grand total will be RM80100...

share out option (1) is all 275 unit of residents share the cost, or RM80100/275, ie RM291.00 per unit, make it compulsory for all the unit to pay.

option (2) is go by percentage, like management pay certain amount & resident pay the rest, like 80:20, or resident pay camera + wiring, management pay DVR, in this case each unit will need to pay abt RM200, & make it compulsory too...

the other option is don't make it compulsory for every unit to pay, but we will only install for those who are ready to pay, in this case the position of the camera will be fixed in the direction will only cover the unit who have paid, just to be fair...

or...perhaps there's other option also, feel free to share w us on the EGM night.

the pricing information is based on the quotation we have received for far, but if any resident got cheap & good one, pls do recommend to us, but must be CHEAP & GOOD one....

80k is a lot of money. I think installing a camera in the lift and at the entrance of staircase at both side is more then enough. Ask ourselve again if this is necessary to install so many cameras. Is the security really that bad or we are FEELING unsecure?

I would rather spend the money for cleaning and painting the building.

Hi block J,,,Frankly speaking you damn damn stupid. Sorry to said that, you know Y.....recently a lot of break in in our area, so we need CCTV to view the point. When we gone out for out station, you going to takecare our unit. If they install CCTV we can view from the internet. People going for the upgrading not down grading. Think carefully.....Safety first...Blk K a lot of break in......So we need.....If you want to sell the house must be very high pricelah....

we r free to express our opinion but let's relax brother & mind our language, so that others will be encouraged to tell us their view too...

3 break in cases in blk k few months ago, police dept already be informed & picture of d suspect had been sent to them, will brief residents in the EGM abt this.

yes...strongly agreed,,80k is lot of money..Do uuu want to bare the cost ????.Do uu think all d resident here want to pay 4 it??Dont forget we hv 2 pay monthly services charges , parking rental,insurance,quit rent , interest for late payment++++++...U THINK WE ALL RICH PPL HERE??CCTV FOR EVERY UNIT???..WAT THE SECURITY DOING????INSTALL CCTV THEN THEY SHAKING LEG AT GUARD POST...USE YR BRAIN, LOCK YR HSE IF U GO OUTSTATION,,.

hi,

so we need residents to decide on the CCTV matter on the coming EGM, coz as the committee received request from some residents for this items, our responsibility is to arrange for the meeting (EGM) to check w with everybody.

for the guards, at the moment their main job is guarding the main entrance, to be fair, if break in done by insider then quite hard for them to detect...

of course if residents during EGM request for the 2nd guard to patrol floor by floor, we need to arrange too, as the JMB's job is to do what residents have decided.

let's keep the unity among vista residents & make the best decision for the community in vista condo.

I think we really need to mind our language. The JMB is only to help us to cordinate for the solution. We can share our view but in a proper manner.

Hi, when we going to outstation of course we will locked our door and go, if not something will happen. You and try N C if you never lock your house door what will happen after that? Than you will regret. OH MY GOD MY HOUSE GOT BREAK? hahahahahah........

That's Y we want CCTV to every floor. You can view and catch.....here everybody must have unity and peaceful life with harmony....THINK THINK......We only have 1 guard nothing much they can do.....If we have more guard also i don't think so they can do every time do the rounding........

Hi Blk J,
The JMB members not spending the money unnecessary, before they spend the money they think twice and wisely......
As we know after they install CCTV ground floor, so far there is NO motorbike stolen on our side. Last year a few bikes was stolen, as i know JMB member too.

The amount they not going to pay all at the moment. I hope they will pay part by part......Let's wait n C on EGM.....

Woi I use my brain to escalate to every body what's happening at our place....

If not satisfied what the guard is doing? Get the appointment letter from the members and work as security VISTA CONDO.....than you know how is their work....

The best solution here:--

Do not keep any valuable things like gold/emas/barang barang bernilai at home.....pls keep it at peti keselamatan( bank.)..mana mana tempat pun ada pecah rumah,.even silver stone condominium(gurney drive)security very tight,,pecah rumah jugak berlaku........pencuri boleh pakai mask/helmet ..hoi..susah nak tangkap la..pasang camera at every floor ,,siapa mau bayar???kami bukan orang kaya...bukan semua orang mampu nak bayar....sesiapa rasa unsecure boleh pasang cctv sendiri la....

well, this blog is encouraging residents to share their view, the more honest the better, so that JMB will understand how our ppl feel & perceive in various matters, & hopefully we can decide correctly with the information collected.

Hi Guys,

Sometimes we have to understood the mechanism of how the JMB members' work. They are there to serve us, not to make us quarrel or rather disputing in this matter.

Those residents that stayed in J block, they might think that their place is safe until today.Who knows, in future many things might happened. Just like recently there were 3 brake in case reported th block K.....hmmmmmmm ......something fishes; why it does not happen to block J???? There are some foreign workers stayed at block J and K as well.The next target is block ???

Now.....my question is, "who to be blamed???? The committees, the guard or residents?????????" Could anyone answer this question??? I believe not,right???? That is why the CCTV installation which requested by some residents came into picture.

May be you are not the one that took part on it, but please, my curiosity is why this RM80k comes into your mind??? After all,you might not be the one who decide but is totally based the approved residents majority votes. Let them decide on the matter...... If u think that CCTV is not necessary for the time being, don't raise up your vote if your are a qualified parcel owner. Those who think its another way of protection or control, they could decide on it. No point arguing when the ultimate answer and decision not been made.

Please,,,, my dearest residents, try to be more civilized and more understandable. Don't burden our pitiful JMB committees as they do all these for free. We should appreciate their hard work so far and do you guys noticed that our house already came up to RM180,000.00????? thanks for their good work to maintain until today. Keep it up GUYS......

sorry ,,i cant attend the egm meeting tonite .can i vote here.?I vote for repairing water tank .Water tank leaking>>very serious problem,furthermore,its more than 15 years,
2 got major leak, 2 got bad leak ,very serious ..pls repair the water tank ..thxs

Yes, I fully agree that we should be more understanding and thanksful to the JMB. They are trying hard to make Vista a better place for free. For those who has a lot to complain, please join in the committees and start to contribute. See if you can do better.

like this idea of getting ppl to try to do the JMB jobs & see if they will do better, if yes then will be long holidays for us, wahaha! we really look forward to the long break...:)

but having said that, we do appreciate & enjoy much residents' support & cooperation all these while, indeed compare to many other neighboring apartments, our residents are the most fantastic one!
