our insurance policies

our Vista Condo insurance policy was due in March 20th, so the renewal was done, the premium is RM30,125.65 (not include tax yet), it comprises of Fire (RM27,555.65), Public Liability (RM2,210) & Error & Omission (RM360).

2 months have passed, & we have collected abt RM17000 for the premium, or abt 150 units have paid, in other word, 125 unit haven't done so....

so we decided to put up the notice urging them to pay or else the T&G cards will be barred, then we put it into action last weeks, after 2 months grace period given.

as expected, many of them called the office & committee to express their upset & even the anger coz the cards been barred, given hundred & one reason why the cards should not been barred & some even telling the reason why should not pay the premium...

actually it shocked us too of how poor the knowledge of our residents concerning the insurance they are having, some of statement made by them is so unexpected...

one lady asking why "starting" this year she need to "buy" insurance from "office", we told her that she has been paying every year, she looks a bit confused, paused awhile then telling us she remembered every year she was asked to pay something abt RM110 at the beginning of year, now she "guess" it was for insurance....

a guy ask us can he not to get this from us as his friend "told" him bank also charge him few hundred ringgit a year for this, we explained to him that it's by law requirement, in fact he jz needs to show our policy to the bank then bank will cancel theirs, he also paused a while, looks confused, then say, actually he no need to pay both side but he did it for more than 10 years already...

later on we found out many other residents actually paid both side for many years, until we explain to them they need not to do so, now let's think abt those money wasted all these years.

also another funny thing, a tenant's card was barred, then he call landlord, the landlord confronted the committee why no notice was given for insurance premium & card barring, hehe! the only thing missing here is the tenant didn't tell the landlord that the invoice has been given to him few months ago & even the card barring notice was there since early April, in fact at least twice we have done so.

but somehow we still need them to pay & we believe they will do it soon, & i also wonder how many of our residents after received the policy, really read thru to understand how this policies can help them?

before anything let me clarify that i have paid up my insurance.
now..to the more pressing matter..there's a resident in J block floor 12 who rears a dog. tis dog is causing nuisance to the neighbours. actually i dont blame the dog at all as all dogs tend to bark..the real problem lies with the owner.they have no sense at all by locking the dog at the balcony causing it to bark day n nite. in the 1st place there should not be any dogs allowed on a high rise building.yesterday the dog was barking till 0330. tis is so troubling as we have to get up early to go to work. mr chairman..i humbly request you to do something on this matter. or else this could lead to some unpleasant situation.

Got this message while in outstation, at d same time received few call concerning this matter, hv asked guard to see d owner tonite, hope d owner is at home & do what shud be done, if need further help pls call guard post or see d nite guard, guard post & MPPP tel# can be found at notice board.

some update concerning the dog...

police came in this afternoon but the owner was not in, according to building supervisor he willing to move the dog out by tonight, for this we will need residents to help us to monitor, pls do contact the guard or supervisor if it happen again.

other development, we just got the letter from MPPP abt some other units in blk K having the similar issue, MPPP give us 2 weeks to enforce the house rules to ban pets in the apartments, we will discuss in the JMB meeting & will inform residents abt the decision.

If breed such a dog like shih tzu is it alright for the residents?This is because this kind of dog is a quiet type and do not cause nuisance to the residents.

hi,

this matter tests our wisdom (if we still hv any...) then if we got to follow the house rules of "no pets allowed" it become clear that tsih szu also not supposed to be kept here...

let's wait for next week's JMB meeting.

some update on the collection on the insurance premium, up to last week we hv abt 70% (or 200 unit) residents settled their insurance premium, let's see if we can hit 80% by end of June.

i actually don't blame the pet(mainly dogs) as a nuisance but the owners should take responsibility in taking care of their pets. i've witness the dog was left locked outside on the balcony the whole nite n sometimes day. and the owners just goes away. remember these are all pets n not some street dog which can be left to fend for itself. it needs fulltime care from their so called loving owners and be kept away from sun n rain. i've even witness one owner beating the dog with a cloth hanger(or something similar to that)and still the poor small dog wags its tail to owner. dare he do the same to a street dog...i bet it will bite his balls off>well its just my feedback..believe the management knows wat's good for us residence..cheers>

we also received complaint from residents that a blk k dog has a habit barking daily in between 5am to 6am, should be from the lower floor, perhaps lower than 6th floor.

anyone got info who's d owner? so we can arrange for supervisor to talk to him/her...
