yr2012...budget...vision..challenges..

entering yr2012 soon, first like to wish all Vista Condo residents happy new year, & we also hope to see further improvement in our beloved condo.

like to present to our residents some of these plans, let's look at our finance first...

at the moment our (monthly) regular/contracted expenses are (TNB) 7000, PBA (500), guard (4800), management (3000), cleaning (2000), pool (800), electrical (500), lift (1400), general repair (2000), total is abt RM22,000.

based on our current collection rate of 85% on service service, (275 unit times 85%) is RM23375, plus the rental of the parking lot RM1500, monthly income is abt RM24,875.

so goes by this calculation, yr2012 total expenses is abt RM(22,000 * 12) = RM264,000

also total income RM(24,875 * 12) = RM298,500

barring any major breakdown, we should have abt (298,500 - 264,000) = RM34,500 for upgrading project in yr2012.

still remember we mentioned before to make vista a real condo by yr2013? so perhaps some of these things we can do in yr2012 with RM34500. (not necessary all, but depends on the financial situation then)

1) swimming pool grating - the material cover the drain surrounding the pool, it cost in between RM3,500 to RM4,000.

2) upgrading the fire fighting facility - abt RM8,000 to service (or replace) the pumps, valve, hose, etc....

3) convert a toilet to be gym - RM10,000 to RM15,000

4) T&G system for 4 lifts to further improve vista security & collection rate, abt RM15,000 to RM20,000.

5) other things like water tank lining & painting of building will depend on how soon we can get back the sinking fund....

in fact we have confident that the income will be higher than what hv jz mentioned, coz as we install the motorcycle/lift T&G and also get land office to act on defaulters, we can even expect it to go as high as 90% on the collection rate & recover another abt 20K from debts in between yr2009 to yr2011, but we reserve this portion as the sinking fund, which means we should be able to open our own sinking fund bank account by next year, but as i said earlier, barring major breakdown.

so the challenge still so much on how to increase the collection rate, but as we look back, it become better each year, so, we pray that God will continue to help us in this area.

not to forget to mention here, any project cost more than RM10k, we will still call AGM or EGM to let residents to decide, pls also write to us if some of the urgent upgrade which we hv overlooked in this article.

hi,

for those who have been suffered in the hands of monkey & dogs, there is some good news...

1) this morning the cleaners managed to lock the 2 dogs inside the toilet at blk k ground flr, SPCA were called in to bring away the dogs.

2) yesterday wildlife dept sent their ppl to survey our place, then today they came again fixing 2 cages to trap the monkeys, hopefully the plan will work out well.

Ya. it's true also, i saw your community member Deva working out with the cleaner. I think earlier Mr. Cheng said, he is your back bone, ya i can see that, and later i see from my house balcony, he and a few guys talking and carrying the monkey cage. He is really care.
Later in the evening i saw you guys manage to catch a monkey. Great and wonderful.

I hope guys, Mr cheng said, our place going to real condo in 2013 but i can see few the different year 2012. I hope Mr.cheng, Mr.Deva and rest of the members can done so many things within this year 2012.

hi,

1) Deva really did a lot of good things for vista condo, some of these can be seen by the residents, but also many more good things which our residents didn't even aware of, he is a great blessing for vista.

2) we also happy as 1 monkey was caught yesterday, but we are still aiming at another 3, for info, there are total 6 monkeys kacau us since few months ago, last month a contractor help us to get rid of 2, as now another 1 is gone, so our advice is residents pls be watchful of another 3...even though they r not so active now.

3)"vista a real condo" vision, yes we still got 2 more years time to make it happen, i believe if all the vista residents also share the same passion, we don't even need 2 years, now the challenge is to get the "habitual" defaulter to cultivate a good habit of paying SC on time.

some setback on the animals issue...

1) after 2 dogs had been taken away by SPCA, we found another 3 dogs jz quietly came in at night, will get cleaners to use the same method to lock them inside the toilet...

2) sad to find out the remaining 3 monkeys still damaged residents' car number plate the day after 1 was caught, yesterday wildlife dept ppl came in with long gun wanted to shot them, but this cunning animals didn't turn up at all, today will try again, at the same time we also use our own method (same as the way we managed to get rid of 2 monkeys earlier) to make them disappear.

Hi MC,

My suggestion of the swimming drain cover to be make by harden aluminium or stainless steel rather than the current ceramic type. Glossy type will definitely make our pool look more nicest.

I do really expecting for a gym facility in Vista Condo and do hope to see this come true. But do implement the same T&G system to prevent any unforeseen cause.
