residents will hv good chances to see some changes at the main entrance, if not in November, then it should happen in December. the entrance shade & the motorbike T&G system.
we were informed by the source from the state government that the budget for our entrance shade (30ft by 40ft, cover the whole area from management office to guard house) has been approved, the gov't contractor has contacted us, they will come again on Tuesday to take the final measurement & have last round of discussion with us on the design, color, position, then they can start work soon after the meeting...., if this project really come into implementation, we got few persons to thank, especially YB Yeoh Soon Hin, the state assemblyman of our area (Paya Terubong), for he has helped us to fight for the fund since we made this request in the Earth Hour Party in March 2011, where he was the guess of honor, yeah, he also sponsored 10 set of hamper for the lucky draw.
we also may install the T&G system (from management fund) for the motorcycles at the main entrance, there are few option we can consider, we do welcome residents to contribute idea/opinion if u happen to read this article....
due to the limitation of the space, to install new barrier for the motorcycle will be beyond reached at the moment (unless we tear down the guard house, but really not at the moment) so we should be using the car barrier for the motorcycles also. we can foresee this may slow down the flow of outgoing traffic especially from 7.30am to 8am, rush hour, but it should not be a big problem coz as we check around, our neighbor Villa Condo do have abt 400+ cars using same T&G system, opposite neighbor (Desa Relau 2) also have many cars share the same barrier, the same applied to villa kejora & so far they r ok too, for our case at the moment abt 270 cars using the barrier, plus the motorcycles (abt 100+ active biker now) then it's abt 400+ vehicles (cars & bikes) sharing the same barriers, it may slow down the traffic during rush hour, but unlikely cause massive jam...., but we will monitor the situation after launching the project.
but we will need to use separate scanner to prevent some resident to use motorcycles cards for the cars & vice versa, so eventually 2 scanner for incoming vehicle & 2 for outgoing one, we should mark the scanners with different color so to make it easier for residents to recognize it easily which scanner is for cars & which one is for motorcycles, for this we will also ask vendor to configure the system in such a way that the barrier won't be opened if wrong type of cards are being scanned, as i said, to prevent some residents for taking advantage for their selfish benefits.
one important thing forgot to be mentioned earlier, the purpose of installing T&G system is to tighten up the security, we hv tried motorcycle stickers for 2 years, it didn't work well due to some residents refused to cooperate, as they didn't take the stickers & when guard tried to stop their bikes, they will come in thru the outgoing area. Due to these residents' bikes w/o sticker, the guard (especially the new guard) will have problem identify those incoming bikes (w/o stickers) belong to our residents or outsider? for this have made it difficult for the incoming bikes be monitored properly.
pls write to us if u hv any question, or opinion, or suggestion..., as we will have MC meeting this Wednesday night during dinner, we will brainstorm & most likely make some decision on the matter.

I don't think the T&G for motorbike is fair to be implemented. How about the poorer resident as this may add up a burden on the financially commitment. If i have 3 motors included my son, daughter and myself then it is we have to pay for 3 T&G cards or only 1 resident sharing a limited card provided? So this is my concern that makes me worried and ambiguity. How about during rainy day? This situation will make us clumsy and tedious to take out the T&G from the wallet or pocket at a wet condition. Actually the main cause is the loose control from the security. Other place like at IPTA or other apartments have 2 or more security guards to take care the guardhouse compound. So they can take turn to go out for eating, toilet, etc. I may feel disagree on your suggestion. Other high class condos also not implement this way and they are able to control and handle it well. My suggestion is better spend the fund for beautifying the building as the paint is faded terribly with dirt and stain mold and a lot of leakage at everywhere. The lift also horrible as the button no with abnormal numbering and the screen panel sometimes did not show up the indicator. The button also in deteriorate situation Beside the swimming pool also looks dull and dangerous especially the drain grills.

thanks for feedback, will answer some of the concerns here, some will be brought to committee for their decision,
1)will contact lift vendor even now to check all the hall & car calling buttons, if needed then change. Not much can be done on the display panel coz the model has obsolete, vendor has tried to modify with other model but failed, now looking around for the new (unlikely) or re-con unit.
2) to paint the building need abt RM250K, so it only can be done after get back the sinking fund. But all these while we (within our ability)have been beautifying some of the common area bit by bit, lift lobby, external, management office, guard house...
3) swimming pool drain grill would not be replaced at the near future due to limited fund, as priority has been given to some safety & security related matter, yeah, we do spend at the moment for the leaking problem, ie water tank, common wall, drain pipe gutter, etc.
4) we still gathering opinion from residents concerning motorbike T&G, few things brought up during committee including how much should the card cost (if project go ahead)? well, will be RM8 or less, should not be big problem if rainy days as we r expecting the big shade (30ft by 40ft) will be built soon to cover from guard house to management office, by the allocation of fund by state assemblyman of Paya Terubong YB Yeoh.
5)motorbike T&G, as we check around, it's true that not all the condo or apartment have this facility, Villa condo & the apartment next to Taman Metropolitan don't hv, but Desa Alor Vista (behind Desa Relau 2) have, Villa Kejora as i check personally w management agent, they r at the moment trying to save some money for installing this system, we do hv some residents urge us to install it too..., the biggest reason is to tighten the security by blocking outsiders' bike from coming in, we don't want to leave it to security guard to determine if the biker is our resident? so make it straight forward, no card no entry (except newspaper man, food caterer, post man....), but we also hv invited residents to write to us at this blog, & all the opinion will be brought to committee for them to consider which will be best option.
6) I myself will raise both hand to agree to get 2 guard per shift....if our finance allow. at the moment we r paying RM3300 per month for security service, base on the rate of RM4.30 per person per hour, if go for 2 guards/shift will be double the fee, abt RM6600 per month, a bit too heavy, from the monthly collection now, the most we can give is RM4500 per month, but then if go for 2 guards per shift, then the rate will be RM3.20, which in the market no security guard company can offer that.
7) perhaps i should also brief residents here abt our regular expenditure, guard (3300), management (3000), TNB (7000), PBA (800), pool monthly service (800), electrical + genset monthly service (500), cleaner (2000), pest control (350), lift monthly service (1400), repair on lift/electrical/pump/plumbing/etc (4500), phone for office & guard house & MC (270) total is abt RM24K without major breakdown, our normal monthly collection is in between 23K & 26K, it's a bit risky to hire 2 guards per shift coz we also need to save some money for emergency use.

RM7000 TNB is one of the major expenses. We should consider to reduce it first. How's the project to install the power saving lighting? LED is a good choice but slightly expensive at the moment. Maybe we can consider after it is getting common...which are those electricity appliance that contribute to the bill?

I saw the notice for motor bike touch n go system planning to install in our place. Frankly speaking it's really wonderful idea to control the safety in our place guy's. i tell you guy's, you all really great among all the MC or JMB members within in penang area. i share with my neighbor, even they also very happy to hear that.

1)if let say bachelor house, how many cards they entitle?
2) One unit how many cards entitle?

MC team people concern vista condo safety, thats why these people planning to install touch & go system and you're suppose to give them encouragement not discourage, if you have three motor bike, get three cards from the office and start to use,No problem with that n now they installing shade? what else you want it? come one guys support them, they doing the best for our place.....

1) yes the main reason to install T&G for the bike is abt the security, but as due to limited space we hv, we will share the car barrier with the bikes if this project go ahead, but we r still gathering more feedback from residents.
2) most likely first 2 cards will be RM8 each, additional cards will need pay little bit more.
3) abt the TNB bill, biggest current consumption is the 4 lifts, which i think can't be saved (electricity) further unless we upgrade it to newer system, another one is common lighting (corridor light, car park, ground floor area...)
4) still can't decide on what kind of light should be used in Vista for saving $$ on PBA bill, LED light is definitely can saved but then have worry of being stolen, electronics ballast still lack of proven cases to support the theory..., but we still working on the matter. (coz to get something cheaper & better is always our passion:)
