review on vendors & facilities performance

overall, the performance of our vendors r mostly in the range of "boleh tahan", whereas for the facilities side r in between "boleh tahan" & "good".

lifts, swimming pool, car barriers, common lighting r doing reasonably ok, of course once awhile give a bit of problem is really can't be avoided, as long as when it happen, vendors can attend to it at soonest possible & get the problem fixed, i think that it's not a big issue.

so far, those vendor who had came to attend emergency cases r quite good in the response time, especially lift technician & electrician, so no complaint in this area, for swimming pool & car barrier vendors, it do take longer time for them to come, but it's also acceptable for us as the urgency is not as bad as lift & electrical item.

well, regular vendors, who serve our residents everyday, are "boleh tahan", rooms for improvement, but then also depend on how much we can (or willing) to invest?

they are management staffs, security guards & cleaners, we do received feedback from residents quite often concerning their performance, so far hv both positive & negative comments, but then with the kind of salary we are giving, i guess our expectation must be realistic too.

at the moment we r paying management service RM3000 per month, security guards RM3300 & cleaners RM1700 per month, all at the lower side of market price, as we check around, for our size (275 unit) it should be RM4000, RM4500 (3 guards) & RM2000, but the problem is we can't afford that unless we can increase our collection rate for another 10%, which means every month got another 27 unit willing to pay promptly, then with the additional RM2700 we should be able to hire either more worker or better workers....

i remember few months ago we hv an excellent building supervisor, Malay guy name Wan, fantastic worker, but after serving us for abt 3 months, found a new job in telco line, with a much higher pay..., then tendered resignation. before he left we actually offer to increase his pay, but our best offer still can't beat his new job's salary, so at last he choose to cabut.

now we also having same worry, especially the night guard Adam, he is very good, in fact the reason he willing to live with this salary coz he is foreigner, but always got some better offer from other company, some of them even came to our guard house to invite him to join their company, the reason he choose stay is coz he feel comfortable with the working environment & friendly residents, but we r sure not how long can we hold him here.

We also feel ok with office staff Chitra & supervisor Tanni, in fact also worrying the same problem, how long can we hold them coz sometime same hot temper residents do utter very harsh words on them especially ppl when their cards are barred due to no service charge payment....

residents get what do they pay for, current collection rate enable us to hire these vendors with such quality, so if residents want to enjoy better service, then got to find way to change those defaulters' paying habit, just some good news to share we end this posting, recently we found out at least 5 units occupied by defaulters have just been sold, we hope this trend will continue, ie defaulter selling their units, then new owners hopefully are the good paymaster, for this will definitely increase the collection rate.

Thanks for the update us for current situation on our place.

Management Staff: The lady always missing in the action sometime but the OLD man very slow, we need urgent matter, he is very slow movement. As you mention the malay guy also same missing in the action.

Security Guard: Adam was good but the morning uncle useless, let the outsider to our swimming pool & some time this stupid motor bike owners park near mail box & this morning uncle never do anything but night guard Adam, he will move the motorbike to the motor parking lot or put the notice. Why not guard have the right to clamp the motor! please do it & act fast.The purpose of the clamp for clamp the vehicle is in wrong parking but not keeping for showcase.

Cleaner: They was doing the best for our place but when i check the salary with them, they said all the committee members good & takecare us very well.

Lift: They also doing the best for us. On that day Blk K lift stuck on G floor, but your guy " Indian guy committee" immediate call the lift technician to come over. i said thank to him. He was good.

Swimming pool:clean & good.

Touch & go : Guys suggestion, why not you all install touch n go for motor bike because our place condominium...we can control the system.

at the moment i have a lot of things to share but try to solve this problem first. I hope guy's you all can do the better things for us.

1) Indian committee name Deva, he is the most hardworking person, a backbone of MC.

2) concerning ur comment on the staffs, will bring to MC meeting for discussion, sure will act on it.

3) motorbike T&G barrier, in fact as u look at our main entrance, the slope make it difficult to install motorbike T&G system, but now we r planning something bigger than it, to revamp the whole entrance, the new design will include car barrier, motorbike barrier & even every person walk pass the entrance will need to go thru some kind of checking or scanning, now we r talking with different vendor for this idea, will present to residents once the design is finalized.

please give us data on missing.Dont simply fast accusation without prove and data. if u said slow can u provide what he didnt complete.For all the repaire the management have to get approval from the mc which also depends on the mc feedback and approval times.all selection of contractors are done by MC and not the management.Management follows thru the job completion.What urgent matter are u talking about??
pls be specific.

hi,

1) abt d entrance & motorbike barrier, few way to look at it, the comprehensive one will be tearing down the guard house & enlarge the entrance, then will hv more space for motorbike barrier & pedestrian, but the cost involved will be in between 15K to 20K, too heavy for the moment, so we may want to try now the cheaper solution...see next point.

2) another solution will be sharing the car barrier with motorbike, which means all car & bikes will use the scanners to scan their cards, but we need to make sure bikes' card can't be used for cars, also we need to plant iron rod at the gap in between in-barrier & guard house (and in between out-barrier & office) so that bikes w/o card can't simply enter or go out, also make it safer for pedestrian. now committee r studying this option & will finalise it in next meeting.

3) we hv check around abt the staff "missing in action", well, supervisor do make his round regularly at blk j & k, also common area coz this is his job, which means he shud not be in the office all the while. Chitra do once awhile went over to their main office taking some files & document, or discussion w her boss. During Deepavali week she was on leave, can't get staff replacement coz most of their staffs also either on leave or cover for other ppl, for which we r ok & accept it. Earlier on she was away for abt 2 days emergency leave to settle some personal problem (abt baby sitter), abt 3 week ago. We do hv CCTV to shot office & guard house, which we also check regularly.

Hi,
We no need to show any prove of management staff is missing? when you look on your own eyes than you know. You no need to cover the staff. I'm staying here quite long here since they build the building here. I'm the most older person here. when people said something about the staff, please correct them.

Last nite i come back very late to our place, suddently i saw few malays sitting on ground floor on the motor bike & talking. when they saw me, they quite. Be alert on this guy's. I know they staying at Blk K but i do not know which floor. They new here, but they parked the motor bike also blocking the way, some time very hard to walk. As i know Mr. Jeffry also advice them but they still parking on the same place. WHY WE KEEP THE CLAMP?

1) abt the dog matter, the building supervisor Tanni went to see the owner of j12-5 on Saturday, it's confirmed that the dog belong to them, they told Tanni they r moving out on Monday, but Tanni ask them to control the dog even though they r leaving, or else if residents call police then the officer may take away the dogs....last night (Saturday) until 12am i still didn't hear barking, so i suppose they took Tanni's advice, anyone still hear anything?

2)abt the new boys, u mean they hung around & their bike blocking blk k area (or blk j area?) we will ask the night guard to check tonight. they won't use the clamp (or chain) easily except for those really stubborn ppl, so far twice they clamp the car tyres, normal practice is to advice ppl who park wrongly few times then only clamp, but for motorbikes they haven't do it yet coz now a day not so much of this problem.

I would say this people hangging around on blk K not blk J. Pls make some arragement on this guy's because even today also they parked their motorbike like nobody business. I bring my daugther for walking, she said exzos very HOT. I think you all already put the notice for motorbike space still have on end blk K but Y this people still parking on the same place. Ask the nite guard to clamp because morning guard useless uncle never do his job. Always sitting there only. Nite guard if he see any motor bike parked near mail box area on the sport he will remove but this uncle NOT bother.
i hope guy's you all can help me.

tonight Adam on leave, don't think the replacement guard know what to do..., i hv communicated w blk k committee abt the case, will get day guard to talk to them tomorrow, then should follow up building supervisor, if still stubborn then will chain their tyres.

hi elder person,,,dont be too harsh on the management team laa..as a respectable elder person u should be more wiser in putting out statement such as tis. i find no problem dealing with them so far. n since the management has asked for prove of ur accussation why not show the prove rather than trying to argue ler..
ps.im not siding the management or watsoever k..
btw..MC.keep up the good work guys..:)

I agree with Mr.J. Feedback is good but we need to be careful with our words(definately not "useless". MC also normal resident like you and me but willing to hold up additional responsibility. In fact, everyone should try to contribute. Let's work as a team to make Vista a better place.
