getting ready for the EGM (part 2 - House Rules)

the longer we serve in the JMB, the more we realise the importance of house rules, just like a country or state need the laws, we also need to have a clearly defined house rules to maintain the orderliness of Vista Condo.

from the feedback of resident & committee member & also the vendors, some of these items will be presented to residents for amendment/addition/deletion on our house rules during EGM,

1) Foreigners' hostel
2) Usage of foyer
3) Pet @ apartment
4) Clamping on the vehicle
5) Entry of volunteer patrolling body
6) Renovation deposit
7) Motorbike sticker
8) Items at corridor/common area
9) Throwing rubbish from balcony or kitchen window
10)....etc...

we believe during the EGM, residents may bring up some other suggestion which not listed here, it's ok, let's take our time to consider all these carefully, & together we produce a set of house rules which is fair, clear, practical & applicable for all the residents in Vista Condo.

our past experience taught us that when residents have dispute over certain matters, it's best to show them what our house rules mentioned abt the matters, many times even they are not too happy abt the decision, but since it's written in the house rules, then at the end they still choose to respect the house rules & follow it.

also few occasions some strong-will residents have violated the rules here & refused to follow the rules, we have no choice but lodged police report, the 1st thing the police ask "adakah benda ini ada di tulis dalam house rules....", so we feel it's necessary to add some of these in our house rules.

the detail of the existing set of house rules can be found in the article dated June 18th, feel free to suggest & we welcome all the ideas as long as it can help to improve our house rules for the benefits of residents.

Don't worry we will support you on the house of rules,
Pls add in another 1 more:-

Swimming pool:- They must wear proper suit and NO out sider. On yesterday evening I saw a lot of indians from out sider swim at our place. Our place is not like HOME to everybody can swim at our place. What our security is doing? When i call security number he didn't answer the phone? WHY?

There is 3 things you need to work as Chairman.

1) Please followup the new construction done ASAP because of the childreen safety and also vechile safety.

2) Some unknown people In-Out to our Apartment without control.Work with security how can improve this.

3) Office must look like office not like "kandang kambing".Hope our new office must look better and profesional because this will be bring us to high level apartment.When i wantto go pay there, i feel like i1m in kandang kambing .Pity the workers there.Hope this will rejoice us.

hi,

1) outsiders who used our pool on saturday are friends of j-1-2 tenant, the new guard has been a bit careless to let them go into the pool, now the lecture is given to him & office also called the landlord to complain, landlord promised to advice the tenant not to repeat again.

2)new office construction will be finished this week, in fact many things have been modified there, trust next time when residents go in to make payment, will feel that it's a proper office, this is part of the process to make this place a condominium standard.

3) in the coming EGM, we will finalize together w residents concerning the process should be observed pertaining to incoming pedestrian & motorcycles (under house rules), we need residents to come to agreement to avoid misunderstanding & unnecessary confrontation.

hi,

some good news to share with the durian lovers..., we may want to give a free treat (or very very very minima fee) to our residents for the durian party this sunday, we have received RM420 from 4 vendors as donation for the party, & now still waiting for another 2 vendors' reply, we will decide in tonight's meeting on the matter...., i start smell nice durian....

Dear Vista JMB,

First at all i would like to thank for the hard effort taken for our place health and wealthy.But one thing i want to pin-point here is, yesterday i just walk around to have look our new office.All is perferct only thing is the window they didnt change to new .still use the old rusty metal windows.Hope you guys can work on that to make a reall office.I heard there will be fix with air-cond.Se need some very good windows there.The rest all fine.Good job to everyone.Thanks

hi,

1) decision on the durian party is RM5 per adult but FOC for kids 12yrs old & below, we r going to bring in only branded durian...., mahal a bit, but i think RM5 for eat-all-u-can branded durian still very very good deal, right?

2) windows for the new office, u r right we will eventually change it, & even put the grill for extra protection, may only do it after EGM coz need to see if residents will go for major tank repair & CCTV, then do the cashflow projection & plan accordingly...

Hi JMB,

Pls include inthe house rules, per unit only 1 car not more than that, unless they rent a parking lot, because i saw the malay cycling guy bring his 2 car with his T& go card. As i know he only have 1 card but how come he can bring his 2 cars in...Lately i saw he parked is kancil & satria car infront of foyer area but i see, parked his kancil car near the blk k.....Ask the security guard to clamp his car..........Too much this guy.....management also useless........never do their work......

I'm agree with the guy,,,,,,dulu pun sama juga....dah lama dia tak bawa dia punya kereta tapi lah ni dia dah bawa balik.....

Dia pa ni buat dia pa punya kerja,,,,so follow the rules......1 rumah 1 kereta,,, kalau u sewa bole bawa.....jangan malukan kita.....kerjasama banjak penting.....tapi guard kena ikut rules.....lain kali jangan bagi maso....

Which one is my car park lot. I confuse? I've been informed by the management through call last month that my car park lot is somewhere located near the management office. After i surved it recently, i noticed that my car park is been reshuffered to the back somewhere near the tree yard. So which one is the correct car park? The car park line and numbering also faded, not clear and disorder at behind and make it like feeling unsecure. Somemore i see the designated car park is been parked by unauthorized or unknow person. Hey ... i am the new vendor and going to move in soon. Please be profesional and me the new comers proud. Not giving irritation and unhappy mood. I hope to move in happily and smiling face. I will get mad if i find my car park is been parked by other person. Please be responsible and make this place like classy condominium.
