Vista the Real Condo

i share with the JMB members let's make Vista a high class building in yr2013...

or in other words, a real condominium...

at the moment, honestly speaking, still fall short in many areas, due to lack of good care for many years, but we also see many things turned around in past 2 years, well, rooms for improvement are plenty, though.

no need to repeat those areas which we have seen improvement, least will be branded as boastful, rather to talk abt what should we do in order to make Vista a real Condo..

security guard doing jz OK, but still too relax in monitoring the incoming vehicle & outsider, we plan to replace them in near future, interview oredi done, now finalizing the matter, new vendor should be better in this area.

office staff also doing OK, the clerk has good quality, but supervisor need to be more diligent to complete the maintenance request action, will keep monitoring his performance, at the moment still a weak link if we would to set a "condo standard" in regard of this area.

2 cleaners doing reasonably good, plan to hire 1 more jz to sweep or mop the floor, hopefully can get it happen 2nd half of this year, depending on the finance.

lift, electrical & plumbing vendors have reasonably good respond time when we need them, now we are talking to them to upgrade various facilities, inline with our vision of making vista a better place for living. (tagline, Vista the Real Condo)

these all need finance, but we are confident that we have enough $$ for doing these all, at the moment average service charge collected per month abt 22K, if we tighten the control at the entry point (100% control only valid T&G card can enter) we can hit 24K, now we are spending abt 20K per month inclusive of general maintenance, which mean we still have extra 4K to do various upgrade, also don't forget that outstanding by defaulters at the moment abt 60K, very soon the legal notice will reach them, then we can expect abt 45K repayment, then more upgrade & beautification can be carried out.

so, future looks bright, "Vista the Real Condo" is a attainable dream....

Hi Team,
You all done a good job until you all take over from awan setia.Compare with last time and now i would like to thank all of you guy's. And aslo i would like to suggest on be half of vista residents. Pls upgrade the our place in better living condo place such as gym,herobic and so. As i know a few residents still haven't pay the service charge from blk K but they still coming in without any disturbence. The security suppose to block them but they failed do it so. Y!!!! are they scared of them, don't scared.....be brave and call police.
1.Pls informed there is 2 EX5 motorbike owner and 1 LC owner do not park their motor infront of lift area because they blocking the way and some time kids running out from the lift and easily can hit....
2.The few resident still come with 3 car and with 2 car. Pls take note.
3.Pls make our management offrice bigger and nicer due to small.
4. As i know you all ready impelement motor sticker but only a few resident already collected but a still more motor without sticker is coming in. What the security is doing?

Guy's you all already done a great job but a still few things haven't done yet. Pls follow up.

The building supervisor very lazy but talk a lot.....

Pls inform to BLK K residents do not block the post box area and male toilet area with their motor. Some time we want to take our letter it's very diffcult...

thanks for the feedback, we r well aware of these all, it's the main reason why we need to replace d guards, too scared to stop the vehicles which r not suppose to come in.

new guard (uniform body under kementerian dalam negeri, well known of their way of deal with naughty fella) will take over the duty most likely 2nd half of april, let's see how's their quality...

motorbike w/o sticker & for those like to park at the lift lobby, we will rely on the new guard to handle also, most likely we will need to clamp the tyre if they insist to park there.

supervisor problem, as i said, it's a biggest weak link so far, the management has sent few guys since we took over, but none of them live up to our expectation, i'm exploring the possibility of hiring our own supervisor to handle the duties...

abt the motorbike which like to park at the lobby, next week we will put a notice at their bike, warm them not to park there again, failing which then tyre will be clamp...

Tks for the fast responce.Anyway i still can remember the 2 EX5 motor unit number. The PCY Punjabi guy and PEE from K-5-4. Why not give them a personal reminder "DO NOT PARK YOUR MOTOR".....I will support the ealier Anonymous said.

I had attend the earth hour party with you all,it's really make a wonderful gathering with YB and residents. I heard YB promise to install shade at T&GO area during rain and also for motor bike T&GO system. Any idea when they going to install.

1.I have a few complaints about the malay group hanging around on the floor. Worry block J resident.

1) motorbike parking notice will be up in the notice board in 1 day or 2, let's see how it goes....

2) thanks for the words of encouragement for the gathering, YB did promise to help to get some fund for the shade, we need to follow up with him on the amount & when can we get it, for info, we have forwarded the shade quotation to him for reference & kind action.

3) abt the group of young ppl, we have ask the guard to bar them from coming since last wednesday, coz a blk j resident came back abt 7pm, found her cupboard outside the grill was break open, & 1 of them was there, gave excuse he jz came here to visit his friend, we advice her to make police report although nothing lost & she did, then we alerted the guard supervisor & gave instruction to stop them from coming in. i didn't see them for few days, if any1 see them again pls do let us know.

then again, we need to tighten the control at the entry point, so the guard will be changed ASAP.

Yes...strongly agreed,,the building supervisor very very lazy,,always relaxing and sitting there smoking or reading newspaper.,not doing his job properly As we have only 2 building here,I suggest not to hire a supervisor,the clerk can handle it....thxs

FYI,some resident still parked their 2nd car inside the compound w/o renting any parking lot,..its very unfair to those who rent the lot..eg:K-20-5 (owner with 2 cars,1st car w/o moving parked at his own lot(beside the tong sampah area),2nd car PEL815 parked at K20-6 parking lot as owner dont hv a car..furthermore K20-6 did not pay up maint fees since long long time ago ,,so..not entitle to hv a parking lot unless he "bayar" the hutang...tat means K20-5 have to rent a parking lot from management..pls take action on tis .thx you

hi,

jz confirmed w new security vendor that they will take over on monday morning. hope this arrangement will help to control the cases like k-20-5 & others.

we have been troubled much by cases like this, although many warning have been issued to guard not to open the gate for these ppl,but again & again they failed to comply, so we need to change vendors.

concerning the supervisor, we r making some arrangement too, will announce once it's confirmed, perhaps next week.

Last nite very noisy on 20th floor...I can't sleep at all. Even though I'm staying below level.It's really too much. I hope this will be not happen again.
1.There is one lady from 10th floor beat her kid until cry very loud. Even she also didn't pay up the service charge accordingly but she can come in without any disturbance.
2. Motor bike notice haven't put up on the noticeboard yet and some un educated people still parking near entrance and near mail box area.
3.Block J resident still can come in with 3 car, lorry park near the temple,1 more car near blk j entrance and another 1 more near guard house. How? Any special privilege.

Refer to the resident's feedback,it seems like some residents have special "layanan" here,plz inform your security to stop PDL815 (K20-5)from entering the compound unless she rent a parking lot from management.,why K20-5 can parked 2 cars inside the building while others have to rent a parking lot..

some updates & reply,

1) notice for motor parking shud be up 2 days ago, but they misplaced it, now Deva our member wil print it & paste it after his work today.

2) this morning we hv asked guard & management's help (not the supervisor, but his boss) to block those cars mentioned in comments, see how the thing goes.

3) no special privilege for those ppl who hv outstanding SC, i'll check w ofis abt the 10th flr case.

4) yeah, we heard the noise too, family problem, 4 policemen & 6 RELA ppl came to the unit abt 12am, then only they stop.

5) update on the change of security guard company, the potential replacement seems inadequate in the insurance coverage & license matters, so we temporary put it on hold, but as we are terminating the existing vendor, the guard boss plea for 1 month to improve & convince us to continue w them, well, we give them one mth, with the condition (a)guard must stand by outside the post most of the time to monitor incoming vehicle & visitor, (b)car w/o card or non-functioning card must not allowed to come in except delivery, babysitter, old ppl..., we also give them a list of rules & regulations for the guards, they need to comply it, or else sayonara in a mth's time.

6) every 15th of the mth the ofis we block those card which the owner not yet pay until previous mth, so today ofis will bar those ppl not yet pay until March, do let us know if any fish let off the hook.

Thanks for update and for the motor notice but still i can see the three motor parked over there.

last nite the guard was done a good job stop all the car and check but how come PDL 815 still coming in.

Last time next to security guard post most of the car park lot was empty but suddenly full. Ask the management to check or else change the management if they never do job.

What is the how come for the shade and motor T & Go system from YB..

Ask the guard check all the motor with our new sticker if NO...NO ENTRY....but most of the motor with out sticker....

hi,

1) agreed w u, security co r making effort to convince us they can serve us well, coz they only hv 1 mth left to do this, we will monitor them, those cars who r parking at other ppl's place wil soon hv their tyre be clamped, we r buying the equipment now. (at the same time the guard is asked to blocked them the moment the r detected, i notice they come in by their family members' card)

2) only last nite we managed to put the motor parking notice, will observe for few days, then tougher action will be taken.

3) motorbike sticker issue will be tackled soon, most likely next week, where we will put another notice to remind them, then implement it, we will get extra guard for a period of time, maybe 1 month to make sure we will see success for this also.

4) still waiting YB's reply on the shade & bike T&G system, will follow up with letter next week.
