our peoples' money matter

i must say most of our residents are very understanding & cooperative, in fact quite high percentage of peoples here are willing to flow along with rules, regulation & policy for sake of the community in Vista.

few ways we can determine how cooperative are our ppl, but the most practical 1 is from the service charge collection, generally it's safe to say that if collection rate is high, then u will have a good number of ppl who understand that their money is needed for sustaining the smooth operation of management & upkeeping of facilities, & for our case, it's quite good, as u can see from the monthly account at the notice board by the 2nd week of following month.

anyhow, we also have abt 20% of resident who are not in this category, some of them do not pay promptly as they are not staying here, they will only make payment when r back to clean their unit, or short stay for those who resides outstation, normally they will pay yearly or half yearly, worst case 2 years, so far.

another group, staying here, but not paying...., it's biggest challenge for us, as we also need them to pay or else we face bigger difficulty to upgrade our facilities as we set the target to make Vista a high class building in 2013.

some method have been deployed to get them to pay, T&G system managed to get some of them to pay, but still some choose not to send their car in, or don't have car, & their debt built up as time pass, today we hv abt 45K to 50K in total.

as committee & also their fellow residents in Vista, we do struggle in this area, to take legal action against them will be able to get them to pay (in fact we have all the documents almost ready to be sent out by lawyer, then follow by court proceeding if they still refuse to pay), but relationship will be at stake, but if we don't do so, then it's not fair for those who are paying faithfully....

sigh! no choice, still got to do it, very soon...

so pls help to pass the words around, & if u know them, advice them to pay, so we won't lose a few friends.

Hi Guy's,
Recently i found out a indian young guy go around and taking people things from their house. When I ask him he said want to see friend but i don't think so. I know he is lying. Anyway guy's be alert on this guy.
He is young age, black and tall with a hanging bag.

Yesterday i saw a malay group was playing a ball at swimming-pool. The security guard just sitting there and nothing doing.

After put up the notice for the motor still they park near the mail box and lobby area.

Send the legal notice to who ever didn't pay the service charge and get the money from them. Because as a good pay master i not i alone most of them, not fear for us......

I still can see the car PDL 815 coming in with nobody business. any privilege for the particular family and i don't know whether paying every month and also they having a dog in the house and some time bug until can't sleep.....

as i told you earlier most of the things is missing at the moment on blk J...Currently at down stairs all fixed by CCTV and why not fix to every floor because most of the luxury condo they will fixed but i know our place not luxury condo but pls think and see....Safety...... did you all manage to get the indian guy...

hi,

1) i need to talk to the person confronted the indian boy coz we also received the same report abt the him, don't mind to give office a call 0125557658 to get my number then i can talk to u directly, tonight we will view the cctv on those info we have gathered, then make police report if video shows he is taking the things.

2) enough is enough concerning those cars parked at wrong place or having few cars in our compound, these ppl came in using the valid card by their family member, guard confronted them but as they have the active card, they still can come in, 2moro nite in JMB meeting we will need to pass resolution to buy the clamp for this, also the same applied to the motor bike parked at the lobby area.

3) we do hv long term plan to install cctv at every flr, but at the moment we only can pay for the hard disk controller DVR, resident may need to pay for the camera & wiring, abt RM350 per set, one 8 channel DVR can support 8 camera, one flor will need abt 4 camera, which mean 2 unit share 1 camera. The cost of 8 channel DVR is abt 2k to 3k, total we need abt 18 unit of DVR, which is abt 40k-50k, pls give us the feedback, & if we see good response here, then will call EGM to get resident to vote for it.

let's catch the culprit who is stealing!

The indian guy in this few days didn't come to our place. If i see him I will call security guard. Tks for the notice and fast response.

why there is a malay guy bring three car in our compound because last nite I saw the malay guy bring his full of load and come N horn the security, he just open the door.He went at the back to park the wira car near the rubbish. I notice this since from last month.anything special? Let the security officer to handle...

1) basically the problem with k-20-6 give his lot for k-20-5 has been settled as he has signed the agreement with management to pay RM200 per month starting April until he settle all the debts, pls note this is a "compassionate agreement" as he is jobless & certified OKU, such privilege should not extend to others. we also make it clear to him his card will be blocked the moment he breaches the agreement.

2)now we are dealing with chinese guy bring in 3 cars, according to record, his lot is 277 (near to guard house), which means 82 is not his, management & guard r talking to him now.

3)right, malay hawker do bring in 2 cars, sometime 3 cars, checked w guard, he always give excuse to unload the barang-barang..., now we asking him to rent from management, see how the thing goes...

once we get enough yes on CCTV for every flr, will call EGM for it.

hi,

after we settled the matter concerning k-20-5 parking at k-20-6, (see last comment) now r on the way to settle the blk j ppl who send in 3 cars.

after some investigation with the help of office & guard, we found out his actual lot #277 is used by his mom, his truck is parking at #51 near hindu temple, which he has rent it from j-2-7, then his wife park at #82, also rent it from other resident j-7-3, in the way he has got their permission to park. (any how office will further confirm with real owner when they come pay their SC)

the only thing we need to make sure is these lot's actual owner must pay up to date or else the cards will be barred.

now we can focus more to settle the malay hawker's case & blk K motorbike park at the lobby area...

As i know until now blk K still their park the motor near mail box area n blocking the toilet entrance. I can't get my letter. Why this people doing like this? No Brain or never go to school since you all put up the notice.

I will full support on every floor CCTV. Pls make a arrangement fast. Call the resident.

Our Guard still opening for the malay hawker guy.Why any special privilege for him....

some time i can't move my car from my parking lot because of the lorry at the back hindu temple.

Pls install CCTV to every floor. How much the cost and for the people didn't pay the service charge, what you all going to do?

hi,

1) abt the lorry near hindu temple, we also notice he even draw the line on the flr to create his own lot, too much! today the management boss going to see him to settle it!

2) malay hawker, he give excuse to unload the equipment then will go out after that, we instructed the guard to make sure they go out, coz this is their last chance to perform, or else the company will be replaced. (malay hawker do have their own lot at the end of blk j, which they park 1 of their car)

3) cctv, will need EGM to approve it, but as we r getting more voice from resident to go ahead, trust not far from now, as long as residents willing to share the cost, i don't see any big problem on this.
