new sinking fund?

don't be scared by the post title..., don't worry, we are not going to collect extra money from residents, everything still the same, RM100 per month for the service charge :):):)

well, as we mentioned in the last post, we will look into ways to save some money for the future, especially for the lift upgrade, building wall painting & water tank lining replacement, we need to plan for this as we foresee the gov't fund & sinking fund won't be soon available.

at the moment our regular expenses cost abt RM23k per month (TNB 7k, Guard 4k, PBA 1k, cleaner 2k, management 3.3k, lift service 1.4k, pool 800, phone allowance 320, electrical 700, various kind of repairs abt 2500, so total abt 23K), and our average monthly collection is in between 25K to 27K, which is inclusive of car park rental as well.

we plan to deposit the car park rental into new sinking fund account starting January 2013, which means if everything go smoothly then next year whatever amount we collect for the car park rental will go directly into the fixed deposit account of new sinking fund.

for info, we have abt 40 residents' cars renting the lots, RM50 per month per lot, which will bring in average abt RM2000 per month, or RM24K per year, or 240k in 10 years time.

we have to make it clear that this money will only be used for major break down or upgrade for lift, water tank & wall painting, it should not be touched for general items like changing bulb, water tap, changing minor lift parts...

we see this steps is a must or else those money we collected every month will be all spent but left nothing for the above mentioned major project, so, even if we need to wait for 10 years for the sinking fund & gov't aid (just in case), we are still able to upgrade at least 2 lifts if it's needed, especially the blk k lifts.

the challenge now is to make sure the collection rate of the service charge will consistently hit 85% so that we will have abt 23K (monthly) from the service charge collection to be spent for the regular expenses, we are confident this can be achieved with the cooperation from residents, management staffs & guards, but we also can foresee some defaulters will react as their cards will be blocked.... :(

other challenge...??? hahaha...!!! hopefully nobody will say that we are taking the money for our own use :P

Please informed to the punjabi house, they throw all the rubbish item to my rubbish room, i see them personally, the old man & his son throw the rubbish item over to my place, very smelly, during deepavali also same. I keep quite because of neighbor but they too much. No point you do the rubbish lock, useless!!!! Warn the punjabi man & lady. Our cleaner also help to clear but on next day it happen again.

A house is meant for us to rest after long working hours.
Today (21/11/2012) at 7pm I came back from work , i really got a shock of my life. worst than gempa bumi. the stupid, brainless neighbour held prayer and it finish 10.45pm and it was sooo noisy and i believe it disturb everybody block K. he think that that whole apartment belong to him.
HE IS STUPID INDIAN MAN IN THE WORLD.

Hi MC & Teams,

Would like to report on the lift button functions at Block K.

Situation 1
Lift button press outside but lift doesn't response. After about 1-2 mins later the lift button light turn off automatically and lift only response after that.

Situation 2
Lift button press outside but the light keep turning off automatically. And you need to repress again and again until the lift stop at your floor. This happen at ground floor as well.

Can you ask the lift technician to check on this as if you didn't notice the lift press button, the lift will just left your floor and you will need to wait for another lift to come. Is a waste of time!

thanks for the feedback,

1) office staff hv spoken to 11th floor resident, he told us he in fact had tight the rubbish bag properly before disposed it, will monitor then.

2) will get lift technician to check on the button problem.

3) abt the sound produced during prayer time, it's tough matter to settle coz once touch religion matter it can be very sensitive..., sigh, we only can appeal to residents who wish to hold event in their house (in the future) pls be more considerate as we are living in the apartment, residents staying here are from different race & religion background, hopefully all of our residents can do our part of maintaining the quiet living environment.

I also heard the noise from block J, but not sure from which unit of block K, just hope that our residents have common sense that our place is condominium, but not cheap flat like the flat in Paya Terubong, Rifle Range or 88, so please stop doing this kind of thing!

Absurd. The issue is not about religious matter. The noise level has gone beyond the safety decibel level. If you are staying within the 20meter radius you will know what I mean. Hope it wont happen again. The noise level is definitely injurious to our audio sensitivity. Got no objection if they held it at the nearby temple.

He is really mentally out, i think he is bit out of brain, need to see a doctor advice or else he will be in danger. Stupid man among the 5 indian,,,,,they think really stupid & bullshit.

Religion wise we will respect but once come to peaceful place, sorry we won't tolerate.

Useless man in our place K 16 3....

A few suggestion to reduce the TNB monthly bill:

1. Turn off the lighting at those area like swimming pool, Spot light for decoration purpose after 12 at night.

2. Use energy saving bulb like LED for area that need to turn on for long hours.

3. Turn off 1 lift after 12 midnight

4. Check if there is any water leak or broken tap in the common area as I notice a few time water is leaking from the water tap in the changing room beside the swimming pool.

thanks for the suggestion,

1) swimming pool light are OFF at abt 9pm, will consider your suggestion on the spot light.

2) were thinking of LED light before, but find out the price too expensive, no doubt can save energy, but once it's stolen then burn hole in our wallet :( so now still monitor it's pricing.

3) yes still pondering on the option to turn off 1 lift, but definitely not for blk k as we are observing their stability.

4) ok will alert supervisor to monitor it regularly, also the water tank, from our experience water tank leakage can make the PBA bill soaring like nobody's business.
