new T&G system

yes, u are right, it has been launched today.

few of us in MC have collected our new cards, tested it, wonderful, no need to wind down the car window, and the scanner still can detect our card & open the barrier.

the scanning range is abt 2 feet, so residents should try to drive your vehicle as near to the scanner as possible, we were told in case the window is tinted too heavily then the scanner may not be able to detect the card, so far haven't got this complaint yet.

yes the cards are given to residents free, for this new cards, management account will absorb the cost, as part of the "benefit sharing", giving back to residents since management fund's finance is getting better, we thought maybe should not create more burden for our residents to buy new card.

some residents feedback to us it took a bit long for the card to be issued, we understand it coz we too waited awhile for the card, but pls be patient, coz the Malay staff who does the issuing of the card need to check all the detail before card is issued, especially payment status, lot number vs unit, the authentic of returned old card, the registration of new card into system, etc, it's also to make sure no one take advantage of the system & abuse it for personal gain, so pls be patient....

where do we get the money to install the new system? we are claiming from insurance company on the damage of the system as the result of the accident few weeks ago, but since the existing model can't be sourced anymore, so we added a few thousand (from management account) to upgrade it to this long range system, include the new cards, but anywhere we need to clarify here that, we only claim from insurance company on the damage, but not the new upgraded system. (in order not to cause the resident who involved in the accident feel that he is victimised)

so, pls get your card as early as you can, test it & feedback to us if any improvement need.

Wonderful system! The system sure better than before. We are more ADVANCE than many other apartments!!

In the beginning the management have install Touch and GO the older system ,then the management told residence someone have subsidise the covering roof ,now management install high tech touch and go system. Why the management doing unnecessary manslaughter vista condo money. Why we can’t look at lift problem ,our road system and so many things need repair . for basic effectiveness need pay your attention , you must remember you all doing is complimentary service for vista CONDO. But you are running the show like your be the owner of vista condo. And is become your personal big business

hi,

let us clarify few things, but those who follow up closely with all the vista development should quite clear abt these:

1) the main entrance shade (covering roof as u said) is fully sponsored by YB Yeoh Soon Hin, no single cent was taken from management fund.

2) the old T&G system was not installed by management committee, but just repaired it in yr2010 with the approval of AGM & EGM in yr2009 & yr2010, do u know to install a brand system need abt 10K, but those days just spend abt 4K (wiring, software, control system) to get the system fixed, & it served the residents all these while until got hit 2 week ago.

3) the reason now we installed the upgraded version is the existing model already obsolete, so after the accident 2 weeks ago we forced to look into this new system, and with the insurance compensation, top up another 2 to 3K to upgrade it so to provide convenient to residents & improve vista image (will increase the price of your unit too) i guess is good move.

4) again need to tell old story here, when JMB/MC took over in early 2009, all the 4 lifts in bad shape, but indeed many things have been repaired & replaced so now they are in much better condition except one in blk k still giving problem & now under close monitoring. all this while we are giving highest priority to the lifts, & in fact quite a big portion of expenses have been given to settle the lifts problem.

5) we do put up monthly account in notice board for residents to check the way the money been spent, to say that we manslaughter vista condo money will be a bit too..., bear in mind under the developer management every year the account running the loss & many facilities can't be maintained coz lack of fund, but since 2009 when JMB/MC took over, we turned the deficit into surplus, there's how all these repairs, upgrade & new facilities can take place, so pls check the fact, nobody has intention to make this as personal business, one of the main reason why we serve with our best is we know that if we manage to improve things (facilities, safety, finance, etc) in vista, we too will be benefited coz we & our family also the residents in vista!

6) abt the road repair, as we said earlier, it have been be done in stages, for those who have parking lot near blk k, should know that recently one section undergo repair, where plumber ah poh dig the hole to repair the conceal main pipe, now monitoring, once confirmed no more leaking, will patch it, then after that will proceed to other section.

Hi MC,

I have learned a few energy saving tips from other condo for your reference:

1. Switch off 1 lift after 12 midnight when the usage is minimum.
2. Switch off lighting at the swimming pool after midnight.
3. Use T5 to replace the current T8 when the T8 spoilt. It will save up to 50%.

Ya it's true also even i notice that, a few malay group sitting on the ground and repair their motorbike as i know their unit K-2-8, please inform to house owner, because yesterday morning guard keep on open barrier without motor key-tag,i notice few times ready, never changed.

Please monitor this group coming to our place without tag.

MC be alert.

I am paying rental for house, I have all the right to repair my motor at motor park or inside my house, who are you to stop I repair my motor or car.
Who are you to say ?????????????/ this entire building is not belong to you, better stop complain.
You try stop when repair my motor , then you will know!

Hi, You think what? This is Motor repair shop, if you want to repair go to shop and repair. If you dare to do that, we will call security. We are leaving with peace mind & happily here, don't spoil our happiness. Be in your mind.

If you dare to do that, pls do it and see. Wow sudah pandai tulis bahasa inglish. bagus.....

hi guys,

let's stop the argument & get some common understanding & agreement so that everybody (either resident or tenant) will enjoy staying here.

concerning if residents' motorbike can't start & need mechanic to attend to, then i think it's ok to fix it at motorbike parking area since the bike can't get started.

to turn the bike parking area to be workshop & repair bikes for customer, i will say pls don't do so lah..., but i remember few months ago we visited the tenant's unit & have friendly conversation & get our friends' agreement not to repair customers' bikes, so i hope that few days ago they jz repair their own bikes....

Hari Raya Puasa is near, it's the time for forgiving, so let's keep the good relationship in this vista community.

Hi MC,

Actually we notice that the unit K-14-7, the one youngster ALWAYS like do his motor bike like today afternoon... he call his friend too (means outsider). Wow.. the motor bike engine is very very disturbing...
As the neighbor said, we want leaving with peace mind & happily here and we also want to rest or nap in the noon.
So MC pls look into this matter.

Hi MC,

I heard a lot of negative feedback why we need to upgrade to the new system whereby we already have the roof to prevent us from the rain when scan in and out. So it is not necessary to have such advance system which incur high cost!

May be you would like to explain to them why?

I'm not against the installation for the new system just brought out those unhappy voice to your attention.

Any how, still tend to wind down my windows when scan out as already used to do so. Haha....

thanks for brought to our attention concerning the unhappy voice abt the T&G, may i know if they also understand English? if yes can u ask them to see the explanation we hv put in here under this post (see comment #3 above).

but if they don't read English, u don't mind pls send their info to our email so we will seek opportunity to explain to them.

or, if u can help us to talk them, the reason we upgrade is the existing model is obsolete & the cost involved here jz 2 to 3K, worth doing so.

Good day!!

First of all, thanks for all improvement tht u did. Just my concern tht Blk K-6-1 tenant recently make lots of noise nowdays. I understand tht b4 12am. Im not allowed to complaint, but its really make us uneasy. They speak very loud in Vietnam language and not by one gals but a group. Hope some action will be taken.

hi,

abt k6-1, we will get supervisor to talk to them when office re-open on wednesday.

abt foreigners in vista condo, we always wish to reduce their number, but too bad (legally) we can ban landlord from renting their units to foreigners, the only thing we can do is hope that the vista condo unit owner will come to their senses & stop renting their apartment to foreigners!
