eventful time @ blk k

looks like some of these blk k facilities already "pakat", taking turn to have strike, causing so much inconveniences to residents & sucking finance from the management account.

from few months ago, when the lifts started giving problem, especially the rotor, then until this day, water pump leaking, then motor spoiled, then float sensor in the water tank call it a day, after these don't know what else.

these all the items, actually quite costly for repairing & replacement, but if no immediate action taken, then residents will feel the effect immediately, like forced to climb staircase, no water supply, etc.

well, taking immediate action means spending money, our finance still ok to face this crisis, just that we felt the pain seeing the saving we have taken so long the time to build up, now be burnt one by one...:(

rotor abt 6K, pump repair abt 1.6K, float sensor abt 2.5K, this has taken up abt 10K, but now still scratching our hair for the motor replacement, (2 vendor came try to repair it, but left us with the same report, can't be repaired anymore!) should burn another 15K to 18K, but still waiting for few vendors' reply quotation, by latest next Monday need to decide which model & vendor we should go for?

for those follow this blog, u may hv been informed that very soon we need to pay the electricity deposit (abt 18K) to TNB as the developer is terminating the TNB account which is under their name, so which means in this eventful session, we are seeing abt 40K to 50K leaving us!!!

our only comfort is for rotor & motor problem, we may be able to recover some $$ from insurance claim, but if we manage to get back 10K or 15K, still have to face the fact that our management account will see 30K to 40K less...

we are now talking to those potential motor vendor for the repayment term, well, perhaps 4K per month, for TNB we will try to negotiate further to pay less deposit, coz we need to keep at least 15K in our bank account for the real emergency situation, hopefully God will help us (again) to have the great favor from the relevant parties.

last thing want to say in this posting, our finance still strong enough to face this challenge, so residents pls don't worry abt our management fund is running low, the only setback is we may need to delay some of the upgrading project which we have in mind, coz priority should be given to maintenance & repair.

Hi MC,

Sometime I just think that might be our block K Feng Shui problem causing all this issue come in one by one. Haha....

Anyway, any news on the sinking fund from the developer? If we can get it back then will be a big help on all the repairing issue. Is YB Yeoh aware on our situation and able to help out on the fund?

right, we trust everything will be well at the end, with God's help, as He always did in the past 3 years.

also thanks for the pump vendor's contact, will call him today.

sinking fund still a court case, now we in the stage where we got the court order for developer to return the money, but as they still not doing so, we r taking further action serving them notice & then charge them under contempt of court after notice date expired. we do keep YB updated abt the matter & he felt that this is the best thing we can do now.

i feel gutted that the developer wants to terminate the deposit for TNB when they themselves owes us a huge sum of money>>real underhanded tactics!!..CHEAPSKATES!!..
guys pls ensure they(developers) pay back every penny owed to us no matter how long it takes.
regarding bad fengshui on Blk-K, i think we should mandi bunga the whole of Blk-K..he..he..sorry K blockers..just a joke..feel for u ppl!!

1) supervisor went to K6-1 on Monday but can't find the foreigners as they were all out for work, but last night he went again & managed to talk to them, pls update us how's the behavior after their discussion.

2) some good development abt the water pump (motor), after checking around, include the vendor recommended by blk k resident, it seems we should be able to get the similar quality pump with much lower price, thanks guys... :)

Dear Mr Chairman,
While I as one of the parcel owner and a Strata title holder, greatly appreciate the job you already do keeping our apartment building running (God knows how it is being managed). Anyway a few issues with the apartment have been a great doubt in the minds of many residences here and these need to be addressed immediately. We would appreciate if you could schedule a meeting with the residents here in order to address the arising issues immediately.

We would like to understand the following:
1) Who is our property manager and how much we are paying them and what are their duties?
2) How is the projects carried out and what are the procedures to approve projects
3) How quotations are obtained and analysed for best case
4) How comparison in terms of quality and pricing are done (who is responsible to approve quotations)
5) Are all the MC committee members - Strata Title Holders? (Who are those people?)
6) Are all the minutes of meetings ready to be viewed by residents who are paying the maintenance fees without fail?
7) What are the house rules that has been agreed and documented?
8) Who is doing accounting for us? (competent accountant?)
9) How are the funds being managed? We need detailed explanation on how the funds are being managed.
10) Is the fund management mechanism fool proof? (payment received receipts, vouchers, paymrns made, bills and anything to do with RM)
11) Other questions that will arise during our meeting.

I sincerely hope that you will consider this letter as a constructive measure for us to improve and ensure things are being carried out with full integrity.
Again, thank you for the work that you do at our apartment building. Please let me know if you need clarification on any of these issues by giving replay ASAP.

thanks for the initiative, well, it's actually a good sign that residents do concern abt how's things in vista, also it provide us the opportunity to brief residents further on those things mentioned here, (in fact some of items can be found in few earlier posting like house rules...) any how we will answer in detail in the next posting (if not then after next posting as to make sure information are correct one), after that if residents still think that meeting/briefing is needed then we will call one soon.

We would like check with u about our Blk K "air well" area ..
Why no body sweep that area..? We notice that already 2 to 3 weeks the rubbish still there as our floor also same... very thirty.

most of rubbish in K block no light ,but you collect maintenance fees 100 for what ????????????, even low cost flat look better , maintenance fees 50 that organization can do better !
still we collect more cash than from original vista condo, now we have modified our car park to accumulate more cars and more money so what happen to money , one light cost only 5.00 ringgit only.
Use our money for truthful area need to look . we hope any good think will happen in our VISTA CONDO soon

Come-on this is not my JOB , what our maintenance supervisor is are doing , what is JOB scope for maintenance supervisor , then why we need to paying for them is it maintain our place or sitting in the office
For what, we compose big mistake to JMB change MC. Supervisor must accomplish practice do visual inspection our Building lighting system and ext , only our building supervisor sitting in the office and do collection only one job .Can you tell me what job 2-supervisors is doing nothing.,,, paying for every month for them do not to do anything .

hi,

1) thanks for the feedback on the supervisor, well, the current company is still under 3 months probation period, will take ur comment into consideration.

2) this afternoon we took a walk to inspect the air wells, all quite ok except one a bit dirty due to clogging earlier, have been attended to, cleaner do clean the air well twice a week, pls do let us know if u notice any abnormality again.

3) low cost flat look better than Vista Condo? sorry if don't mind can u pls let us know which project so we can consult them the way they manage, appreciate it much.

4) JMB changed to MC is a trend now, trust u also read from newspaper that apartment with MC status actually do help in their property value, it's even more important for Vista Condo now as developer is being liquidated, u need MC to be around to handle a lot of paper work especially for strata title & S&P matters, it's whole lot of technical issue when developer is liquidated for which MC will need to help residents to handle.

5) JMB or MC is referring to the structure & system of how the power been given to residents to manage their own property, it's not a mistake, it's like a country gained their independent, but if anything can go wrong then it may due to wrong group of people in the JMB or MC, so for this we will leave it to residents to judge & decide. (just like an independent country, democracy is good system, choose the right gov't then the country will advance, but wrong gov't then ppl will suffer)

current batch of MC have done their best, but we are not perfect, still a lot of short coming & rooms for improvement, we know that we can't satisfy everybody & even many times subject to abusive words & doubts, well, hope that future batch of MC will be much better one so we too can call it a day, & enjoy our quite life here as ordinary resident, seriously we say it.

To be honest, something it is better to highlight the issue to the management office rather than to wait for them to check. Thing will be done faster this way.

Building supervisor is only work on normal shift hours. So, it is hard for them to check if the light is faulty or not. But we can complain in this blog so MC can look into it.

Try to be fair! I know many people is unhappy with MC services but try to be understanding as we can't climb up the sky with one step. Give some time for MC to improve. They are also hoping their effort to be appreciated.

Dear Mr Chairman, Thank You for your reply nicely refusing to answer the question raised by the residents here. We think that you have never published all the answers to the questions raised in our previous mail to you.

Why are you refusing to answer our question by telling us this and that which doesnt make sense. if you have published the answers to all our questions before then what it takes for you to put in again in written and answer us? Your reply is further increasing the doubt of the residents here in your leadership and the integrity in carrying out day to day management of our Taman which involves dollars and cents contributed by the residents in the form of maintenance fees on a monthly basis.

We DEMAND you to answer our questions immediately in written and followed by a meeting with all residents. This will help clear all the doubts in the minds of the residents. I think this is also good for your side to show the transparency which was not existing till to date.

I hope you will act accordingly. For your information We have sent the letter with our questions when you were still the MC chairman of our Taman, you and all the MC committee members are responsible for all the monetary and non-monetary activities as far as the Taman is concerned. Therefore if we found any mismanagement during your tenure as the MC chairman here we will hold you and all the MC committee members liable for it form the day you took over till the day you are declared not the MC chairman.

Your reply to this letter will ensure whether we have to refer our concern to the relevant authorities in order to probe for answer to our questions.

I only have one suggestion to those who have doubt : Join in the MC committee. They need more heads and hands.
I have a unit but dare not join as I am not staying in the condo.... and also seeing so many demanding resident.

pls get your fact right! since when we refused to answer your question, pls check again we wrote in the earlier comment, we will give full detail in our next posting!!!

pls go ahead making whatever report u want to if u think that we mismanaged or taking money inappropriately, for our conscience is clear that we didn't do that! we have pasted the monthly account in the notice board every month for residents to get updated concerning account matter & we wonder if u even notice that!

we do get auditor to audit our account & they did their job to check income & expenses and make sure they hv supporting document, we can't say we are perfect but we do did our best to make sure all in the proper order!

concerning some of u to request to see the bank statement, it's all in the office, pls make request to the office & then they will get treasurer to approve & show to u guys those bank documents, pls follow the procedure in order to avoid unnecessary chaos!

pls be patient, we will inform u guys in detail perhaps tomorrow or day after in our next posting, thanks!

Hey Guys

I think it is no doubt that the present MC is doing a very good job compared to the days we have with Awan Setia, or even the first batch of JMB, we have seen a lot of improvement in our area, this has been proven by the fact that the price of our Condo has gone up to almost 180-200k, without all the additional facilities like TnG,CCTV, this will not happen.

To whoever is doubting the MC abilities, pls join in the commitee, and see for yourself how MC works, time and time they have pledge more residents to join in,so please volunteer yourself to be a commitee, otherwise pls do not make unncessary comment which will demoralise the MC

As i know our chairman is doing level best with their group at our place. Since their take over from the previous member i can see a lot of improvement. I bought the house on last year the price is went up almost 80% because of the improvement even my house agent said here the MC members all good & very hard working. I get shock , after they give me the blog address, all positive answer, i consult with few residents here, even they said compare other place, here is much more better. Than only i bought the house here, suddenly i can see you alone only asking too many question with all negative thought.

Stupid guy always give negative answer, if we listen to him, we become as a more stupid.

I can see the account details on every month on the notice board, if you still don't understand, sure our in house treasure will give us full set of account details on the AGM because during last time when they take over from the awan setia, we appointed our in house treasure, they provide to us account, when he look on the account details given by awan setia " All bullshit account ", even residents also agree on the part.

> Genset they claim RM1.5K but all the system is dosent work due to all eaten by white ANTS but now the system can support our both block without any failure.
> Lift all gone & break down very frequent but now almost our people take over everything in 80% good condition.
> Security worst motorbike stolen case a lot but now ZERO.

I can say a lot things but NO time so please encouraging them to do the better job. don't discourage.

I am also one of the parcel owner and a Strata title holder in Vista Condo and I fully agreed with Vista blk J K. Within less than 2 years after I bought the unit, I can see a few major improvements mentioned above. After joining the AGM, durian party etc, I can see the effort and passion of the MC team (also our Vista resident)trying to make Vista a better place. Though I have just bought the unit, I am awared of the account statement on the notice board and the house rules distributed to us.

Only someONE who is jealous about the good work done by the MC and the respect they gained will send a black mail like that (God knows who).

Dear Anonymous with questions!

No offence!

Just curious that all the questions raised are your own points of view or you are representing a group of unsatisfying vista resident?

If you are representing the group, my suggestion to you and MC is to set a date to meet up each other. Then your can bring the sets of question to MC and committees can prepare the answer for you face to face rather than going through this blog which might make you felt your questions is not answering properly.

I think this way will make both parties happy.

By the way, this is only my point of view!
