press conference on 12/5/2012




just have done the press conference with YB Yeoh, our lawyer Mr Tan from Peterhuang & Richard legal firm, also MC members together with reporters from 4 publication company.

it was held at the central foyer, from 10.30am to 12 noon, the main focus is about the sinking fund.

one of the purpose of the press conference is to thank YB Yeoh for his help all this while on this matter, for he has helped to set up JMB, MC & also organized few meeting for us to meet the developer for the sinking fund, & eventually when we took legal action against the developer we still consulted him in almost every steps.

another reason the press conference was called is to serve a "public notice" to developer coz even as the high court has given the court order but still we need to give "sufficient" notice to them, so we did appeal through the media this morning that we need the money for lift upgrade, common wall painting & also water tank lining replacement, at the same also make it known to the public that we will only wait until next Friday then initiate committal proceedings if developer still refuse to pay.

YB Yeoh also get us to share our experience concerning this journey of fighting for the sinking fund, for according to him, we are the first MC to bring developer to court abt the sinking fund in this area, he also told reporters that actually he hasn't heard of any other case in PG Island, so the high court judgement on 19/4/12 is important one for the apartment in Penang.

well, we told them that without cooperation of residents, this thing can't happen, also the committed MC members is important too...., then work closely with the authorities such as state gov't & MPPP is a must for this kind of struggle, of course without God's help our labour can be just in vain, so still have to pray.

so again, after the press conference, YB looked at us & said, Vista Condo residents are very understanding, we looked at him & smiled, in our hearts we said, "YB, you are right....."

Hi MC & team,
Thanks a lot for updated us on today's matter. Wonder because usually our MC wear their uniform sure they will organize something for us but how come they didn't invite our residents & lately i found from Mr. Deva, it was press conference for our sinking fund with YB.
I know guys you all can win & get our sinking fund from developer.

right, it was a press conference with YB & lawyer too..., in fact we wanted to invite residents to witness but can't do that coz we only got the short notice at yesterday lunch time, but we r thinking after we get the sinking fund back then we should organize a big party for everybody...:)

Hi MC,
Few days I notice that, indian boy riding a motorbike without scanning in but he himself remove the bar & come in with out security disturbance. I notice in the morning & nite. Ist anything special privilege for him, in that case i also can do. Rules everybody must follow.Is not first time , he is doing couple of time and few residents following that way too. please consider & make some necessary action.

thanks for info, no, no special privilege for all the residents in vista, even include MC members.

we hv checked with night guard at 12am jz now, he said no such thing happen during the time he is on duty, so we will check with the day guard later, but can u also kindly private (if possible) some info such as roughly when it happen, or if u know the bike number or unit number then will be very helpful coz we will check the CCTV recording.

hi,

1) concerning the Indian boy matter, yes we managed to found out who is he & already talked to & corrected those responsible parties, hope they will be more careful in the future.

2) supervisor contacted police & MPPP concerning the abandoned bikes, seems not as simple as jz dispose them, so now he has moved them all to the corner near pool pump room.

3) hahaha! after monkeys, dogs & bikes, sekarang giliran kucing pulak....well, will get supervisor to attend to it.

By the way, just one things that I need to bring out! It's seen like our security is not skilful or responsive enough when dealing with emergency case like fire or lift faulty.

As I know the water supply is control manually at ground floor and security should know the valve and open for Bomba usage when fire. But I think the second incident happen recently also having the same issue as no water supply to put down the fire as previous fire case.

Secondly, each lift have it own camera and the guard should have notice if the lift is faulty when camera show black image. But seen like the guard didn't notice that and check if anyone trap inside the lift or call the lift technician to help release the passenger.

Hope the security guard have a better training to deal with this kind of emergency.

hi,

i must admit that this is our greatest failure in regard of our duties as MC of Vista Condo....

to make it worst, twice the guards on duties failed to ON the right switch due to insufficient training & briefing given.

our challenge is that we can't set the pump to AUTO mode due to concealed underground bomba pipe leaking, which need quite a big sum of money to change, we hope can get it done this year..., so as we set it to MANUAL mode then we need to make sure guard or supervisor will know what to do when there's fire.

last week we did a few testing to make sure pumps are all ok, so now committee in charge of safety have taught d guards what to do during fire, also drafting procedure for guards, will print & get it laminated, then conduct training for them again.

we will get guards' boss & supervisor to train the new guards & any replacement guards when regular one goes on leave.

in fact we feel sad for the situation, hope we will overcome this challenge soon.

Dear MC,

Please don't be too hard on yourself!

We know that things have to improve from time to time and not in short time.

The ideas of putting a simple guideline for reference will be good for our current and replacement guard.

I have a suggestion whereby we can setup an indication light inside the guard house to monitor if the lift is faulty and the guard can react soon enough!

right, this is exactly the matter we thinking now of how to install the indicator in the guard house, we expect lift vendor will come up with the proposal soon...

A very good job MC's. kinda nice feeling that we r in the spotlite around the island via local media. next time get in the TV3 and RTM so that we get to go national ehh..:)

btw, the corridor lights at level 13 of J block are not on during nite for the past few days. pls do something to rectify this problem ASAP plzz. fyi, this seem to be the case; every now and then the lights malfunction on this level. is it just level 13 or other floors experience the same??

hi,

electrician went over to 13th flr to fix the problem 3 night ago, but for the following 2 nights the problem came back (most likely due to faulty MCB or timer) & he was not aware of it until we called him again this morning, he should get the it settled today.

do let office know immediately if happen happen.
