we are money face

we r always in the business of saving money & making money.

i remember not long after we hv built the rental parking area, one angry resident (identity still remain a mystery) wrote a sentence on the announcement of new parking lot at the notice board, calling us MONEY FACE, well we must say there's certain truth in it.

all the time we are thinking, how to make more money for the management account, some funny ideas came to our mind before like, selling Gardenia bread, rice or cooking oil, which the residents need to use everyday, or even do the handphone top up,in fact we nearly materialise the Gardenia bread project, but the agent insist want us to fulfill certain quota, which we don't hv confident then, so it was gone, we also did talk to DIGI & Maxis, but again the plan didn't work out well, if can remember correctly it's due to agent license.

(in fact personally still thinking abt these few projects, believe that when the time is right, it will be materialised)

oh ya, few days ago one MC member also talk to the drinking water dispenser vendor, profit not much, still in the midst of deciding...

so far out of these ideas, the one which have been implemented & made a lot of money is rental parking lot, which we hv invested abt 15k to chop the trees, tar the muddy ground, draw lines to make it usable, created 35 lots, rental RM50 per months, which hv brought us RM1750 income per month, in other words, after 10 month we built it, we hv earned back the money we invested, the subsequent collection is net income, not bad, huh?

(of course got some criticism during the time building the rental lot, hopefully now they can see the benefit)

some other ideas which we can consider now (beside gardenia, or top up), actually koperasi also good, but need manpower & expertise, anyone got experience in this thing?

abt saving money, i think we hv already done enough with the vendors, RM3000 for management, RM3300 for 2 guards, RM1400 for 4 lifts, RM800 for the pool...., they r either market price or even below market price, can't reduce further, or else will effect the quality of service.

so now, the only area we r thinking how save is the electricity, after the TNB come up with the new rate, now we r hitting RM7k per month, painful...., well, past few days MC members busy studying the energy saving light, & also the LED, which some condo are using these & give good testimonies.

so guys at vista condo, do share with us if u got any good idea for saving money or making money, coz at the end, it will benefit all the residents, include u & me, & our family too.

any ways to make money for the betterment of vista condo...i support...so long it does not put a heavy toll on the residents..:)

Dear MC & JMB,

first i want to say i am not religion fanatic, also not against any religion or temple, the purpose I write is for the safety of the residents.

since I moved in few years ago, always worry about the fire, my unit is not very far from the temple near block j, and I always see the lady everyday will go there to wash the temple and fill the oil and left the fire on lamp stand all the time.

What worry my family is the fire and the oil, imagine if animal like cat or dog knock down the lamp stand, or the strong wind, then it can easily cause fire, but as there's no care taker, and also guard house is too far, if fire happen and no one attend to the fire, very fast it will spread to the trees and car park, then block j and k will be just matter of time for the fire to reach.

I discussed with some of my neighbors, they actually feel the same way, but don't want to bring it up because they say religion is very sensitive.

Only I came to know about this blog then I can tell MC/JMC our worry, can you do something about that, I also understand MPPP and Bomba department have some guidelines for this kind of thing, they call public building safety, maybe can check with them and implement the things in the temple. Please help to do something before it's too late.

isu ni memang bukan isu agama atau isu perkauman, tapi isu keselamatan, kalau berlaku kebakaran di temple, terutamanya cuaca panas, mamang api akan sampai blok k dgn cepat jugak kerana daun2 dipokok sana dah kering, sebenarnya keadaan ni pun kami risau jugak, harap pihak berkuasa akan kasi bantuan.

i feel with the concern of fellow resident of J block even though im a hindu myself. but i believe this temple is here since the birth of vista condo, mayb those who run the temple can do something to prevent any mishaps from occuring. what i mean by "those" are the people who perform annual prayers at this temple.im sure there must be a committee to do this sort of event.i suggest the MC to discuss with them to fire proof this temple.

another matter i would like to bring forward to the attention of MC is the use of CCTV in our elavators(in my case J block). my question is, what is the purpose of these cctv cameras besides crime prevention? is it solely for crime prevention?what bout vandalising of facility? if spitting n smoking in the elevator is considered vandilism, then some kind of action need to be taken against these perpetrators!!MC should review the happenings in the elevator on regular basis and impose a fine to the culprits(another way to make money)..this can also be used to teach some civic to some of our residents who really lack this skills.

hi,

1)earlier on, thru cctv we do caught a few young persons (in blk k) who had accidentally caused the lift button & door malfunctioned & urinated there, warning given & talked to their parents, it seems got improvement. For blk j, so far haven't check yet, will ask supervisor to look into this.

2)temple matter, tough & sensitive matter, coz it was built few years after Vista Condo got the OC, those ppl who built it didn't communicate with city council so it's still consider as non-registered building on the gov't land, actually months ago already got residents consulted the city council abt the safety issue, but were told that this may be an issue of the legality, which now they r investigating...., if they consider this as illegal building then JMB & MC may face some action coz even though we didn't build it, but earlier management (before JMB took over) allowed the electrical supply to connect there, & we may face the fine..., so to play safe, at the moment we don't repair the power trip (since 2 days ago after the temple function) until the council conclude the investigation. we hope everything will be ok, but also need cooperation of residents of the Hindu faith to bear with the situation for a time being.

(the last conversation with MPPP was by our chairman talked to COB, commissioner of building on Monday, still the same answer, the electrical connection is not allowed beyond the fencing)

1. Selling nasi lemak/bihun in the morning & evening at the guard post

2. Selling 2nd hand items collected at the rubbish dumping area. I notice there are some good staft that can be recycle
