some residents get the shock when they saw the old water tank panel at the blk K ground floor...
this is just the first water tank which has been dismantled & sent down from the roof top, as at the moment the vendor are dismantling the second unit, rough calculation, to dismantle a water tank took about 4 days, but we expect they will do the faster job in the future as they have gained some good understanding by dismantling the first water tank.
well, the reason of the residents reaction when they saw the old water tank is the condition of the water tank, so dirty, rusted, broken, bad bad bad shape....
imagine some of residents have been drinking the water without filtering it, and this is the main reason we push for the new water tank, we wish it can been done much earlier than now, but the arrangement is beyond our control as we need state gov't to approve & residents' cooperation to pay service charge so that we can pay our 20% of contribution in order to get the work order from the concerned department, we have done our level best and we can only encourage ourselves that the new water tank project is really late but still better than never...
let's learn some precious lesson from this, & we would like to propose to our residents in the coming AGM (will be held on 28/11/15) that RM10 per month will be collected from every unit, to be saved as Vista Sinking Fund, and this Fund will be used for the gov't funded project which based on 80%/20% (gov't pay 80%, residents pay 20%), so that when the gov't approve those project then we can proceed immediately our 20%, so that the project can be started as soon as possible without wasting too much time like water tank project, for information, it took more than half a year for us to get ready of the 20%......
talk about the future project, some of them will be common water pipe for domestic water supply, building repainting, blk j lifts upgrade (blk k lifts already completed 2 years ago), etc.

There is an old sofa at corridor in front of lift for that is blocking the staircase.
Corridor light also malfunction.

I understand the MC team have done your level best and really appreciated that. The collection of sinking fund is necessary as each improvement project would definitely need $$. Fare enough.
I think the parking lot rental can slightly increase like RM5 so that we can generate a bit more.
To make Vista conda a better place, every resident should share the cost and contribute.
I agree to raise the RM10 sinking fund provided most of the owners pay their monthly maintenance promptly. Or else the owners who pays the extra sinking fund need to subsidize the owner who doesn’t pay any maintenance at all.
We need to take more effort to improve the monthly collection and I see there is still room for improvement. An example, I no longer see the list of monthly maintenance defaulter printed on the lift notice board. We should make it more visible and transparent for other residents to know who is the defaulters and perhaps some may be able to advice their neighbors. Some may feel shame and start to try paying it. Instead we implemented it for few months and then stop it.
We should seek advice from other condo management who are well managed and have a very good monthly collection. Of course newly build condo they have this pre paid tenaga electricity and those defaulter won't be able to top up if maintenance is unpaid (no electricity available).However some old condo that is well manage we need to learn from them. Example if owner who owe maintenance > RM1000 the management will take their parking lot and rent out until they settle it fully.

The three car still happily coming in without any disturbance. Why special entry card for him to park his inside our compound or any special deal with night guard security or with management.
Cheng please charge accordingly for management staff rm100 & security rm50 because to allowed KIA & PERSONA & KANCIL.
If you never do they will do same mistake again N again.
Or change the management company & security if they never follow very simple producer.
I hope committee will take action against management & security.

thanks for all the suggestion & feedback, we did consider all these & even the complaint concerning the light, parking lot & others, and we did ask the office staff to get it done or rectified but unfortunately their ability is ready not up to mark :(
we have decided in the committee that we will bear with them until AGM, and if during the AGM the residents still want the same group of the MC members to remain, then after AGM we will request to change the building supervisor, and if the company refuse to change the supervisor then we will look into change the company.

Mr.Cheng thank you for the fast response but if you change the staff "no pint" because you all never charge any single money, if you all charge sudden amount, they will follow very simple step.
Every moment committee didn't take any action against the management company, they will repeat the same mistake again N again.
So please charge accordingly security & management company.

Same committee will remain same but there is a indian guy always sitting at guard post early morning & night, he is too much. Now it's self he promoting himself to be elect, funny man.
