further cost saving & increase revenue actions

after seeing 2 successful project on the cost saving & increase the revenue, namely rental parking area which bring in extra money for abt RM1800 per month & T5/LED lights project which save our management fund for abt RM1200 to RM1400 monthly, this give us more motivation to look into more of this kind of plan so to continue to generate more income for Vista Condo, the extra income will be used for betterment of facilities here & also serve the purpose of keeping the monthly service charge to RM100, trust that by this our residents already know that some of our neighbors have increased their monthly service charge, but thank God for we still manage to keep it at RM100 :)

2 plans we have at the moment....

1) we are now buying 2 recycle bin (660 litre each) to be placed at the ground floor of blk j & k respectively, the bins should be sent in to our place by end of April, for this we would like to invite our Vista residents to donate their recyclable items, such as papers, metal, cans, aluminium, etc, we hope our residents don't mind to go extra miles by placing the mentioned items into the recycle bins which should be not more than 20 meter from the lift lobby :)

we believe with the support of our residents & helps from the office staffs, we should be able to collect another few hundred Ringgit extra income through this project, imagine that if it's 400 per month, then by a year's time we should have 4800, quite a sizable money...

2) another plan we have is to expand the rental parking area, we are now studying the possibility of shifting the swimming pool fencing inward, to build another perhaps 8 to 10 lot, which will bring 400 to 500 extra income per month, if this project goes well, plus the 400 from the recycle project, our finance will in the much better position to bring more improvement to Vista Condo :)

let's pray for the sinking fund too, as now we are now still "doing" something on it.

As we are are in a position of uncertainty for the sinking fund, I think we need to have a B plan to generate more fund. Since we are creating more carpark, I would like to suggest the carpark to be opened for the resident to bid to buy a second parking. Start from RM10k for example. That will be more aggressive way to make our painting of building a reality.

it's indeed a very aggressive idea :)

well, we are open to idea & suggestion, let us check with our lawyer if these lots can be sold.

since no reply from MC..i have to copy paste this msg again pls read and revert.....just to share.....pls find solution to stop outsider from entering the swimming pool area...my suggestion ...can we fix touch and go system ..like we can see in some company offices...this system will remain same as car T&g...Good pay master can enjoy the facilities....also we can stop outsider from using our beloved pool.....pls consider.

I agree with above matter. I hope our MC member can consider. I know it's involved cash matter but our resident have to enjoy the facilities not outsider. Even yesterday evening i saw a lot of malay kids in the pool.

I hope MC can help on this matter.

Recently face very annoying direct sale such as ASTRO and Time internet guy at ground sale their product. Management, please do not allow this kind of people inside resident area to sell their product. If this allowable mean i also can find a nice place open a store to sell nasi lemak at resident area. I do hope no disturb by salesman when i stand at our home place area.

thanks for feedback & opinions.

1) ASTRO & TIME vendors do pay rental for using the place, well we will discuss in MC again since do have feedback as above sounded.

2) Concerning the T&G for swimming pool, we also have discussed earlier but didn't pursue it as it will be a separate system from the entrance T&G system, which means it will involve more cost, so we thought to consider this project again after we complete the current few on going project such as IWK pipe replacement, T5 saving cost project, passage way shade, etc.

we also found out some of these mentioned peoples are actually our residents & their relatives, and as our pool rules allowed friends & relative (maximum 2 persons) then we always asked the guard to check if the rules are observed, there are times the guard did chase unauthorised peoples (like outsiders w/o friends in Vista & also foreigners) out from the pool, but still monitoring the situation.

Although I am paying maintenance every month but I don't even have a fix car park. My car park lot keep changing each month!!! Could the management fix this issue and not just only concern how to generate more $$$.

If I don't have a fix car park then don't expect me to pay the maintenance fee in future.
