kang tao? sorry ah....!

on & off we do have peoples come to us to ask for "kang tao", in another words, to pass them some vista projects, it can be short term (one off) stuff like plumbing jobs, or electrical repair, or longer term like to take over security job, even management or cleaning...

these peoples can be outsider contractors, or even our own residents, so when they approached us for "kang tao", some just want to know what are the project available & they send proposal for us to consider, but also some expect us to bypass all these steps & just pass them the projects straight away.

most of the cases we didn't go ahead with them, as we consider at the moment we do have a group of vendors who give reasonable quality of service (with regards to their fee), and other factors like payment term & "after sales service".

(but before we ended up having these group of vendors to serve us now, we did try many other vendors, after compare their quality/price/service/credit term, we finally got these peoples to be vista vendors, they are not perfect but still ok lah...)

for examples, the plumber who also blk j resident, some peoples asked why he always got chance to repair our common piping? simple, his price is not higher than market price, but his credit term can be as long as 6 months (if needed), he can even attend to the request at midnight (again if it's needed), another advantage is after he fix the part, we still can get him to do warranty repair as he also stay here, cannot run away... :)

few vendors tried to get plumbing jobs here but after we ask them can they provide same kind of service, hehehe! they said you better stick to your existing vendor la...

electrical contractor also the same, even though can't drag payment to that far, but many time we called him at late night hour to fix the current supply problem, he came quickly (as he is from Sg Ara) & get the things done without additional charge, better still his monthly charge is cheaper than other electrician.

other vendors like lift, guard, management, cctv, T&G barrier..., do have their strength which we would like to stick to them at the moment, of course they are not perfect,but then as we weigh their strength vs weaknesses, we thought it's still worthwhile to have them around.

we did hear peoples say, well, MC don't want to change new vendors because these peoples already give them "kang tao", or bribe, our answer is, we can't satisfy this kind of peoples who like to say things like this, all we can say is, God knows if MC take bribe or not...

so sorry ah, no kang tao, hope they can understand.

The vendor from Block J recommanded to me by the MC ealier is great. I still remember I run into some problem after 9pm and he still come to attend to it and charge me less than RM30 because there is no transportation cost.

Where to find service charge below RM30 nowaday?

right, in fact many residents in blk j & k have been blessed by his kindness, he will help whenever he is around, charges are quite reasonable.

yes..., most of the things he did were quite ok, also few times we need him to come back to do warranty repair, so far only one case he can't solve, is a wall crack at blk k which we still can't get the right solution even though more professional vendors had been brought in to view it :(

I have a feedback regarding the T&G acess card and like the management to look at this seriously.

There is this notice asking us to update our details like the parking lot#, card # etc by 15/Jan or our card will be bared. I remember we have to Q up during the T&G system upgrade last August(5 months ago)and we were doing the same thing and now again?

The supervisor told me that the previous management did not do a good jod updating the record but is it right to bar our card as the punishment if fail to update by 15th Jan? What kind of service attitude is this? Do you know many residents are working 6 days/week and it take special arrangement to go to the management office during office hour? I think there are more friendly options to update like SMS, setup a letter box at the guard house or verify during our maintanance fee payment.

Don't ever bar our card for such silly reason!

By the way, what worried me more is the poor documentation by the management. How can such important database not being updated or missing (this is not the first time)? Is this not the basic thing to audit or verify when change over management? As a prevention, I think the MC team members should get a monthly update and keep as a back-up in future.

The management awe the resident an apology notice.

points taken, we will discuss with the management tomorrow to finalise the better way for residents to update the info, SMS, email or letter box are all good ideas, thanks for the suggestion.

nobody should blame the previous management, as they have left the office many months ago, pls do let us know which supervisor said such thing, for we take this matter seriously!

the actual purpose for this exercise is to (hopefully) once & for all to create a clear & complete record of T&G cards, also to get rid of those illegal cards & even to stop some irresponsible residents to park illegally on those supposedly empty lots.

will issue another notice soon once decisions made & really sorry for overlooking some of these matters.

can i get back my car park lot that jz under or near to block J?
coz my unit previous owner hutang maintenance fee so his car park get threw to very far place that near the T-junction oredi...

Y not management now throw the current defaulters car park to far place and give me their lot like last time management did to my previous owner!?

we heard from a MC member that last time under previous owner his lot also under blk j, but because the owner seldom stay here, then those in authority (before forming JMB) quietly moved his lot near to the main rubbish room :(

well, understand your situation, but let us complete this exercise of registration of the lot/card/unit number then see how many vacant lots still available near blk j (or blk k)...

Yes i saw many lots was still empty near blk J....hope can get to park my car right under my blk...as now i rather park my car at roadside also more nearer than my own car lot...LoL

hi,

no doubt park at roadside is nearer for some of us, but pls also consider the risk, in the past do have few incidents like battery or sport-rim stolen, at least one case a whole car gone missing, countless cases of side mirror broken due to some other careless driver...

so if park outside then must take some extra precaution steps.

Hi,
I just wanted to reconfirm, any renovation work at the apartment is suppose to take place between 9am-5pm on weekdays and 9am-1pm on Saturdays right? Last Saturday I heard drilling going on on Saturday even after 1pm.. I believe it is the indoor contractor who stays at block J.. is he given a special levy to work on Saturdays after 1pm?

thanks for letting us know abt this, no, we don't give any privilege to any particular vendor for them to work on Saturday afternoon, unless it's a very very very emergency situation, such as pipe burst so badly until it's going to flood the whole house.

in fact almost every Saturday some vendor will like to take chance that perhaps nobody will stop them if continue to work in the afternoon, for this situation committee or guard will stop them once we detect it, like last Saturday we stopped 2 Indonesian worker at 3rd floor, so we would like to get residents' cooperation to give our guard a call if see vendor working on the Saturday afternoon, phone#0174290637.

The actual purpose for this exercise is to once & for all to create a clear & complete record of T&G cards? That is what have been told by the management office during the T & C system update last August 2012. So, where is that database now?

Blaming has no cure but prevention is better than cure. Prevention of data loss is what I m trying to suggest. All updated database should be well maintained and same update request should not be requested again and again. Imagine same thing happen to our payment database.
