general updates...

few things to update our residents...

1) feeling a bit sad, but also not too surprise, the developer haven't release the sinking fund to us, despite the court order...., & it has been more than one month, 2 weeks ago we have told our lawyer to proceed further action, so after as he has taking his time slowly & carefully drafted the affidavit, the committee member was told to sign the affidavit last thursday & we expect it will be filed to the court today, or if not then tomorrow, under contempt of court, looks like the battle will still have next episode(s), at the same time we also consider other options, will update residents more on this once it's decided.

2) on sunday noon time one uncle from blk j took matter into his own hand, used his bikes' T&G tag open the barrier for gas delivery man, then when he ride his bike passed the barrier area after the gas vendor, the barrier went down & hit at his hand, caused some scratches on the skin, sigh..., his family member blaming the barrier system is lousy & requested the system to be dismantled, but they failed to see the fault of the father, he should let the guard to do the job, & should understand once scanner is scanned, & the moment the underground sensor sensed that the vehicle (in this case the vendor's bike) has passed, then it will send the sign to the system to lower the barrier, but anywhere we will check also if the incident has caused damage to the barrier then we will demand compensation from them too.

3) abt a week ago a Malay boy get drowned in Batu Uban Apartment area swimming pool, so for safety concern, we have told the guard to make sure if little kids requests for swimming pool key, the adult must accompany them, but the problem is after the pool gate is unlocked, the guard can't monitor the pool closely as his main job is to man the main entrance, so here we like to urge parents to be around at the pool area if their kids are in the swimming pool.

4) blk k lifts recently giving problem again, the technicians have been working round the clock trying to settle the problem, in fact should called problemS, as it's like a chain reaction, one part down & replaced, but before long another part also have problem as either they are physically or functionally attached, so blk k residents pls be patient as the technicians are trying their best to solve these, we also told the guards to help to monitor CCTV more often just in case ppl stuck inside the lift...., thank God for past 2 days the condition are ok.

Both of our lifts at Block K is out of order again! This is simply ridiculous! Then we hear that block J gets a new lift! Just change our lift PLEASE!! Please dont keep complaining of no funds when some of us are actually paying our maintenance fees!!

Dear Management, I will stop paying my maintenance fees & i will get other ppl to stop it unless you start to buck up and get things going here for us..starting with the lifts!

We had to walk up this afternoon! What nonsense! You are not serious with the repairs. How long does a spare part come! 8 years??? I hve been here for 8 years & this lift matter has always been a problem.

And on top of that you have the nerve to charge 6% interest on non-payment! Since when did you become AH LONGS? Repair the lifts & do some painting job & then add on if you must! This place looks like a low cost pangsapuri with no painting job done. Villa Condo looks so good and we look like an old flat next to them! Come on!!

Come on guys! Giving us makan-makan & all will not compensate the anger that is always brewing when we see the lift is out of order.

Pls do something abt it.

hi,

understand ur anger, let us make few things clear,

1) blk j getting new lift? no such thing!

2) 6% interest rate has been fixed few yrs ago, but never really be implemented unless on those who drag for many months, not sure why staff paste it there, got to remove before more confusion.

3) building painting not as simple as u said, pls advice us where to get 250k to paint the 2 blocks, there's why since 3 years ago we hurried our residents to collect their strata title so that we will enough quota to form MC & can request from developer for sinking fund, coz long ago we already understand we need the money for painting & upgrade lift, but too bad it took abt 3 yrs then abt 30% residents willing to collect the strata title, so only now we can sue developer & hopefully can get back the money soon, it's for the lift as well!

4) as we said, blk k lifts have been in bad shape since we took over in yr2009, jz like old car w/o proper maintenance for many years, the long term solution is to upgrade it, then the sinking fund is needed for that, upgrade 1 lift abt 60K!!!

5) go check villa condo, see how many lift down each day???

6) JMB & MC doing our best to improve the facilities here, but pls take over our jobs in next AGM, for we are too tired getting blame for this! perhaps we are not good enough for the job!

to add few info,

1) this time the breakdown is a major one, rotor problem! it need to be sent for repair, take abt 2 weeks, which mean the coming 2 weeks only 1 lift will serve in blk k, but we will arrange with vendor to station a technician here for the other lift which is running.

2) to organize makan event is not to shut residents mouth, but to build community, but if residents have impression we jz try to pacify them then we will not do it in the future.

3) the current collection rate enable us to hv one to two thousand ringgit surplus per month, good enough to buy lift part but not enough to upgrade the lift, give u analogy, some old car in very bad shape which complete overhaul needed & perhaps need to change part of the body as well, blk k lift need complete make over, which we are not able to do it now.

4) we didn't fix 6%, but residents decided on it in yr2009 AGM, earlier on under developer was 9%, hope u still can remember.

sorry for bursting out of my anger, my apologies, but pls believe that we did try our best, the sad thing is our best is still not good enough to combat the challenge here, we need to invite more capable residents to take over, really.

Ooiiii Arokiadass,

Before you talked anything think carefully because you know WHY??????
Our MC team is doing very level best to get our sinking fund from the developer. You can do it or not, i don't think so arokiadass, you can't even get single cents from them but they doing very hard work. Please don't spoil them and please don't discourage them.

Did you attend our AGM meeting, if you don't know, please don't talk. Interest 6% approved by vista condo residents.

Lift block K down, ya even i can see from my block J, today people claim up by staircase. Our lift almost 20 years, wear & tear its confirm. Don't blame MC because they never get any salary or special allowance. Today around 5pm i pass by our foyer area, i see our lift technician explain to our MC member through phone.

Please understand our lift is OLD.

Sembayang kat tuhan , barang lift akan sampai awal & cepat.

Faham ke arokiadass? Jangan dok cekap banyak...

I know it is not a pleasant feeling climbing the staircase but what BJR said is the true. I see lots of frastration & anger in Arokiadass but no understanding.
Maybe you should join the MC and become the chairman to make thing better? I challenge you!

I still want to thanks MC for their patient handling unreasonnable people like that.

I pray for the spare parts to come sooner and those who lost their patient. I still have faith with our MC & I understand how frastrated they are now. They are the unsang hero.

I would like to special thanks our blk K committee member, working hard but you guys pls give them support dont discourage them.
Even i share with mr.deva too, he share the same thing.

I hope our MC will up the lift soon.

hi,

thanks for all the encouragement & patience, & we offer our apologies for being not good enough to overcome this crisis.

blk k lifts had been our nightmare since years ago, compare to blk j lifts, we had spend much more money for blk k lifts part replacement, but as we said earlier, it's a very old lift & w/o proper maintenance for many years, unfortunately in spite of all the effort we still can't prevent this major breakdown from happening.

MC members hv few sleepless nights since the day the rotor sent for repair, worry that the other lift can't support additional load, & it really happened, 1st night it was down due to control panel problem, technician work until 2am to settle it, then 2nd night it down again, due to motor overheat, for this case a MC member even borrow a industry fan from his company to provide better air circulation in motor room, for the both night MC members stayed late with technician in motor room to give them morale support.

tonight is 3rd night where only 1 lift support blk k, we pray hard that nothing will go wrong, God pls help us...

we hv writen to state gov't for emergency fund for blk k lift, which we will share more in next posting.

understand the frustration, anger & disappointment of residents in blk k, but i personally quite pity Deva & Jeffery, for they also from blk K & need to climb staircase when lifts are down, they even climb to 20th flr motor room to check the condition, but at the end get scolded by some ppl there, Cheng also received few phone calls which the content of the calls are not too nice...

well, we can absorb this, now we just want to find the right solution for the blk k lift crisis...sorry again for for not being good enough.

I have just become the resident here about a year ago. But I'm aware that JMB or MC are just a group of resident from Vista Condo volunteer to serve us for free. I'm feeling thankful for the great team here.

I know the MC is doing their best with the limited fund that we have. Terima Kasih.

thanks...., we always believe that to hv our own residents take care of this place is better than get the hired man to fully in charge of matters here, but all the residents must willing to cooperate with each other, or else before long this volunteer ppl will get tired & discouraged, worst thing is after they throw the towel then no one will like to take over, at the end hv no choice but to get outsider to hv full say on the management matters here, by then we will hv bigger problem..., jz like what happened in some of the apartments in PG as reported in newspaper....:(
