MC vs JMB

we r now officially MC, management corporation, and our JMB will be gone in another month's time, in other words, we r at the period of transition.

oh..., what is JMB? what is MC...? what so big deal abt that?

we don't expect many residents to hv interest on this "systems", but if we tell them only thru MC we r possible to get back our sinking fund (300k plus) from the developer, & this money will be used for painting of blk j & blk k, then it's different reaction u can see from them.

(abt sinking fund, if u still don't know what's that, still remember when u purchased ur house, u were asked to contribute RM1000, pls check ur receipt file, u should keep the sinking fund receipt coz next time when sell ur house, u should claim it from the new owner & pass the same receipt to him/her. we hv RM275k in the sinking fund coz total unit is 275, this money were there with the developer since 15 yrs ago, thru yrs' of interest, it has came up to 300K plus, of course those ppl who follow up with bank's FD interest will tell us the figure should be higher than that!)

ok let's come back to JMB & MC...

according to building & common property act, developer need to form JMB (joint management body) after OC for the building is obtained, in JMB board should be 5 to 12 members, with developer also included, so we see the term "joint", it refer to effort by both "resident/committee" & "developer", under this system, most of the power of management actually have been transferred to residents, but matters pertaining to buying & selling of parcel should be agreed by both developer & JMB member, at this stage, developer still the right party to hold the sinking fund, whereas building maintenance fund (general term is management account) is by JMB.

MC, or management corporation, is a body which should be formed by developer to make residents hv full say in everything (or complete independent from developer), once 25% of parcel owner have already collected their strata title. but if developer refuse to call AGM to form MC, the city council will appoint a resident to call AGM to form MC, & this happened to Vista Condo early this year.

once MC is formed, it should replace JMB when condition is right, it's a taxing process coz it involves transfer of account, asset & liability, new receipt & cheq book, etc, we should see the completion by end of August, which means (most likely) in Sept we will announce to resident that JMB has cease his function, then all the payment & cheque should issue to MC, & also the receipt they receive from office should be under MC, but pls wait for announcement...

so, the next thing to do is opening the MC bank account after we receive the certificate (should be this week or next week), then urge developer to transfer our sinking fund, for which we hv already triggered the process by sending them few letters of requisition since long time ago, hopefully we will see the smooth & successful transfer of this big junk of money, may God help us...

So after get back the sinking fund, when going to paint our condo? Before CNY?Or other plans for the $ ?

Hi Bro,

Relax first bro, i don't think so they make it so early due to finance transaction because it's a lot of money, as i know we should receive from developer is about RM nearly 500K because it is almost 15 years bro,,,,,,

JMB, take your sweet time to settle with the developer and get more reasonable amount because RM300 it's very LOW.......I know guy's you all can do it.

After get sinking fund guy's, you all should get some % for all the committee member's for their HARD WORKS you all done for us.

Mr. Cheng pls discuss with your members. My vote 100% for you guy's....

hi,

1) ideally if they can transfer the $$ tomorrow :), hopefully we don't hv to wait too long, some other project in PG even can't get back their $$, few days ago when we meeting with COB from MPPP, we heard a project that the residents hv lost abt RM2mil, sapu by their developer.

2) abt how much we should take back from them, we r 1 thing at a time, ie try to find out how much they willing to transfer, then see if the amount is acceptable or not, definitely we will engage a lawyer & accountant (Jeffery is very experience on this) to guide us.

3) if we really get the money back, we will like to call a meeting with residents on how to use the $$, or how much should we keep in the FD account, after all this is residents' $$, better let our residents to decide.

4) MC committee would not take any $$ from sinking fund, for we do claim some $$ for our phone bill, let the next batch of committee to decide how much they want to take. but few of us do plan to take a break if we manage to take back the sinking fund, coz this is our goal since we fight to form JMB & MC since 2008, for the ultimate purpose to get back the sinking fund, so once the goal is achieve, we got to retire & let other ppl to exercise their talent.

1st of all, thank you so much for the hard work.

2nd, please don't retire lah. You all can take a break and we can get more members to help up. But we need you. The formally JMB to the going to be MC, you are the best.

Hi JMB or MC,

Mr. Cheng and Team pls lah don't resign from the committee because all the good things happen because your team hard work not there previous committee,that team only make us on debt not safe money. During EGM also the guy make noise. After you all take over, debt been settled and now working for sinking fund. Yeh man , you all great.....

After you all get sinking fund, let me suggest to get some % for you all.

Guy's work to gather with MC members and get our place better condo.

Wow, wonderful and beautiful our new office....Now it's self call management office. I m happily go to office and pay my service charge.

even security post look most nicer but try to install black color tinted glass, because look more grand.

hi,

1) if possible we hope MPPP no need to come to sell the defaulter movable asset to pay their overdue SC, we still hope that they will come forward & pay soon...

2) actually we also want to appreciate the hard work of the previous batch of JMB, indeed they hv also done something very important & meaningful, let's thank them too...

3) we felt that need to improve the look of management office & guard house coz this will give better impression to visitors, especially those who want to buy house here, hopefully can fetch few more thousand...hehe :) also when residents go out to work or come back to their house, maybe the nice looking scene will help boost their mood a bit.

4) at the moment there's a shift of leadership in MC, the main players now are Deva, Tan & Ang, where Cheng & Jeffery (veteran, old men oredi) r playing more on the advisory role, so this will give them more space to work on the sinking fund matter together w Hassan, where Deva, Tan & Ang will deal with the day to day management & maintenance matters.

hopefully there will be good news soon, by God's grace.

Today is Saturday, there is a unit under block k doing their renovation, noisy sound may interrupt to unit nearby. Some condo policy ban renovation work during weekend, it is good if apply to our policy.

itu hari cakap banjak dalam egm tapi tak ikut peraturan tempat tinggal. Satu unit 1 satu kereta sahaja tapi u parking orang punya tempat...mana bole...ubah lah perangkai....

cekap lebih tapi kosong..

1) abt no renovation on Sat, i will like to see it happen also, the existing house rules do allow it on Sat 9am to 1pm, we can't change it but got to wait until next AGM or EGM, pls do remember to raise this topic up in next general meeting.

2) abt the car parking problem, pls do refer to the next posting under "some general updates", if that still didn't answer ur question, do kindly write to us again, some of these cases really take time...
